Sales

Vintage Design Inc. bought a 14,669-square-foot research and development building at 22880 Savi Ranch in Yorba Linda and a 34,972-square-foot building at 22895 Eastpark Dr. in Yorba Linda from The Clifford Companies for a total of $5.3 million. In addition, Development Resource Consultants purchased a $1.3 million building in Weir Canyon Technology Park at 8175 E. Kaiser Blvd. in Anaheim from The Clifford Companies. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage’s Anaheim Metro office represented both parties in both transactions.

A group of three private investors acquired a 20,500-square-foot office building at 17731 Mitchell Dr. North in Irvine from General Automation. Steve Economos and George Economos of NAI Capital Commercial represented the investors. Scott Katcher of Julian J. Studley represented General Automation.

The Wilson Trust acquired a 25,038-square-foot building at 17391 Murphy Ave. in Irvine from Mac Duff LP for $2.2 million. Mike Lawrence of Marcus & Millichap represented The Wilson Trust. Mike Hefner of Voit Commercial Brokerage’s Anaheim Metro office and John Griffin of Voit’s Irvine office represented Mac Duff LP.

Triumph LLC purchased a 79,929-square-foot multi-tenant business park at 13311,13341 Garden Grove Blvd. in Garden Grove from RPT Properties for $3.5 million. Mike Hefner and Paul Caputo of Voit Commercial Brokerage’s Anaheim Metro office represented both parties.

SIKM properties bought an 18,200-square-foot industrial building at 5111 Argosy in Huntington Beach from Hetzler Co. for $1.3 million. Brad Bierbaum, Bob Goodmanson and Brian DeRevere of CB Richard Ellis represented both parties.


Leases

Lempco Industries Inc. leased a 7,398-square-foot industrial space at Heritage Business Park in Santa Fe Springs from The Shidler Group. The 3-year contract was valued at $0.2 million. Lempco Industries Inc. represented itself. Brant Miller of Shidler West Investment Corp. represented The Shidler Group. In addition, Crossover Industry Products Inc. leased a 6,400-square-foot industrial space at Heritage Business Park in Santa Fe Springs from The Shidler Group for $0.1 million. James Christiansen of Ashwill Associates represented Crossover Industry Products. Rick McGeagh of CB Richard Ellis represented The Shidler Group.

Access360 leased a 62,814-square-foot office building at 15440 Laguna Canyon Rd. in Irvine from The Irvine Co. The 5-year lease was valued at $8.8 million. Dick Silva of Lee & Associates’ Newport Beach office represented Access360.

Watlow Electric Manufacturing Co. leased a 19,566-square-foot research and development space at 1400 N. Kellogg Dr. in Anaheim from Kilroy Realty Corp. The 7-year lease was valued at $1.5 million. Karl Heim of Grubb & Ellis and Shawn Kelter of the firm’s Anaheim office represented Watlow Electric Manufacturing Co. Jack Faris and Mitch Zehner of Voit Commercial represented Kilroy Realty Corp.

Underwriters Laboratories Inc. leased a 26,003-square-foot office space in Saturn Business Park at 2729 E. Imperial Highway in Brea from Magellan Real Estate for $2.2 million. Bob Sattler of Lee & Associates-Orange represented Underwriters Laboratories. Bob and Mark Friend of CB Richard Ellis represented Magellan.

Watlow AOV Inc. leased a 20,593-square-foot building at 1400 N. Kellogg Dr., Suite A in Anaheim from Kilroy Realty Group. The seven-year lease was valued at $1 million. Grubb & Ellis represented Watlow AOV. Jack Faris and Barry Walshe of Voit Commercial Brokerage’s Anaheim Metro office represented Kilroy.

Expo 3 leased 56,000 square feet at 12350 Edison Way in Garden Grove from Bixby Land Co. The seven-year lease was valued at $2.7 million. Scott Smith and Bob Goodmanson of CB Richard Ellis represented Bixby Land.


Other

Snyder Langston, Irvine, broke ground on a 50,625-square-foot, 600-ton ice production and freezer storage facility designed by Cook Associates for Desert Mountain Ice Co. in Arizona. The $5.7-million project will be finished next April.

Professional Community Management Inc., Lake Forest, signed a contract to manage the Lomas Santa Fe Villas Homeowners Association in Solana Beach. In addition, the company completed a 1,300-square-foot expansion project of the firm’s Vista office.

L.J. Melody & Co. arranged $30 million in financing for the 172,249-square-foot 1900 Main Street office building in Irvine. David L. Babson & Co. Inc. provided financing through Kory Arntson in L.J. Melody’s Portland office. Bruce Anderson of L.J. Melody’s Newport Beach office acted on behalf of Terrace Tower Orange County LLC.

WNC & Associates Inc., Costa Mesa closed a $33.8 million Institutional Tax Credit Fund X to finance the creation of more than 380 housing units in New York and New Jersey. WNC will also use the fund to acquire and renovate six existing properties in New York and New Jersey.

Sonnenblick-Eichner Co., a Los Angeles-based real estate investment banking firm, arranged $24 million in leasehold first mortgage financing for the 500-room WestCoast Anaheim Hotel. Proceeds from the financing will be used to retire existing debt and provide additional funds to complete renovations to the property.

McCarthy Building Companies Inc., Newport Beach, this month will complete structural steel work on the $24 million DPSS office building at Exposition Park in Los Angeles. The 130,000-square-foot building, under development by Exposition Park West Asset Leasing Corp., was designed by Langdon Wilson Architecture Planning Interiors and includes parking for 525 cars, a 1,700-square-foot restaurant and a two-level childcare center.
