SALES

Professional Real Estate Services Inc. paid $3.3 million to TMP Parkcenter Ltd. for a two-story office building at 801 Parkcenter Drive in Santa Ana. Professional Real Estate Services was represented by George Economos and Steve Economos of NAI Capital Commercial Real Estate. Ken Hulbert and Dan Knudson of Daum Commercial Real Estate Services represented TMP Parkcenter.

Banker’s Mortgage Co. paid $2.6 million to Bank of America Corp. for a 30,342-square-foot flex building at 3080 Harbor Blvd. in Santa Ana. Tom Gilmer of Lee & Associates Commercial Real Estate Services Inc. represented Banker’s Mortgage. Chris Migliori and Eric Burney of Daum Commercial represented Bank of America.

Bryan Zatica paid $1.4 million to Data Sales Co. for a 12,000-square-foot industrial building at 841 E. Washington Ave. in Santa Ana. Chris Latta of Lee & Associates represented the buyer. Frank Roldan represented Data Sales.

FMGM Advisors paid $1.2 million to Voit Cal Portfolio Partners Phase 1 LLC for a 15,000-square-foot industrial building at 12812 Knott Ave. in Garden Grove. The building is home to A-1 Silk Screen Inc., which has a lease through 2004. Dan Powers at CB Richard Ellis represented FMGM. Louis Tomaselli, Mitch Zehner, and Michael Bouma of Voit Commercial Brokerage represented Voit Cal Portfolio.

Sander, Collins & Rehaste LLC paid $1.2 million to Hughes, Horwitz & Sullivan for an 8,421-square-foot office building at 5316 E. Chapman Ave. in Orange. Jil Oliver and Douglas Garrett of Lee & Associates represented the seller. Wally Courtney of Paul Kott Realtors represented the buyer.

Sterling America LLC bought a 16,015-square-foot office building at 2 Osborne St. in Irvine from State Farm Mutual Automobile Insurance Co. for undisclosed terms. Bryan Ohira of Lee & Associates represented Sterling America. Barry Knudson and Chip Wright of CB Richard Ellis represented State Farm.


LEASES

Final Assembly leased 25,250 square feet of industrial space at 17821 Gillette Ave. in Irvine for five years in a deal valued at $1.1 million. Chris Chinnici, Charles Winn, and Michael Collins from Collins Commercial Corp represented the landlord Donald Investment. Mike Hartel from Colliers Seeley International Inc. represented Final Assembly.

Yellow Pages Media Inc. leased 19,805 square feet of office space at 18400 Von Karman Ave. in Irvine for seven years in a deal valued at $3.7 million. The phone directory advertising company is relocating its headquarters from 18201 Von Karman. Doug Killian with Voit Commercial Brokerage represented the tenant. Landlords Transwestern Commercial Real Estate Services and CIGNA Corp. were represented by Transwestern’s Greg May and David Girty.

8e6 Technologies, a maker of Internet filtering software and gear, renewed its lease for 16,139 square feet at 828 Taft Ave. in Orange for five years in a deal worth $1 million. Rick Sherburne, Alex Hayden and Travis Boyd of CB Richard Ellis represented 8e6 Technologies. Tom Dorman of CB Richard Ellis represented the undisclosed landlord.

Marina del Rey-based The Ayn Rand Institute, a nonprofit dedicated to Ayn Rand’s philosophy of individualism and laissez-faire capitalism, signed a five-year lease for 10,596 square feet of office space at 2121 Alton Parkway in Irvine in a deal valued at $1.2 million. Lynn Dort of Meridian Pacific Commercial Real Estate and David Dowd of Cushman & Wakefield Inc. represented landlord Arden Realty Inc. David Giglio and Lori Smith of Grubb & Ellis Co. represented Ayn Rand.

Torrance-based DaVita Inc., a dialysis provider, leased 10,300 square feet at 16255 Laguna Canyon Road in Irvine for 10 years in a deal valued at $2.4 million. Phil Petruso of CRESA Partners represented DaVita. Dave Desper, Mark Friend and Victoria Gonzales of CB Richard Ellis represented landlord Sares Regis Group.

Rochelle Park, N.J.-based United Retail Group Inc. leased 5,300 square feet of retail space at 1337 S. Harbor Blvd. in Fullerton for an Avenue clothing store. The deal is for 12 years and is valued at $1.3 million. Carol Schillne, Jim Duke and Shannon North of CB Richard Ellis represented landlord Anaton Associates Ltd.

General contractor Pickering and Sons leased 5,000 square feet at 1342 Bell Ave. in Tustin for three years in a deal valued at $151,000. Denny Pender of the Nathan Howard Group represented the undisclosed owner. Jason Shepard of CB Richard Ellis represented the tenant.
