Birch Windell LLC paid $15 million to WLA Investments for two office buildings totaling 84,534 square feet at 1501 and 1561 E. Orangethorpe Ave. in Fullerton. Dan Vittone, Jack Faris and Alan Pekarcik of Voit Commercial Brokerage represented WLA Investments. Birch Windell LLC was represented by Mike Martin of Windell Investments.
The Chiavatti Trust paid $5.4 million to a private investor for a 37,150-square-foot retail center at 1997 E. Grove Ave. in Orange. Patrick Kent of Faris Lee Investments represented the seller. Rick Mohr of RPM Real Estate Services represented the buyer.
CapitalRE Corp. paid $4.2 million to Precision Preparation Inc. for a 46,800-square-foot industrial building at 30212 Tomas in Rancho Santa Margarita. Tom Gilmer of Lee & Associates Commercial Real Estate Services Inc. represented both parties.
Los Angeles-based real estate investment company Western States Technologies Inc. paid $4 million to 5 Goodyear LLC for a 26,770-square-foot flex-tech industrial building at 5 Goodyear in Irvine. John Salmon of The PRES Cos. represented both parties.
PLH Products Inc. paid $3.4 million to Overton Moore Properties for a 38,005-square-foot industrial building at 6655 Knott Ave. in Buena Park. PLH, a seller of saunas, plans to use the building as a distribution center. Sam Chu of CB Richard Ellis Inc. represented the buyer. Patrick Remolacio, Steve Calhoun and Jerry Gillman of Colliers Seeley International Inc. represented the seller.
Donald Investment Co. paid $3.3 million to Crescent Properties for a 30,915-square-foot flex-tech building at 11800 Monarch St. in Garden Grove. Mike Hefner of Voit Commercial Brokerage and Clyde Stauff of Colliers Seeley International Inc. represented both parties.
Beverly Building LLC paid $2 million to an undisclosed seller for the 17,007-square-foot Talbrook Shopping Center at 17900 Brookhurst Ave. in Fountain Valley. Nicholas Coo of Faris Lee Investments represented both parties.
Marni Meyers paid $1.1 million to Edna Moe for a 7,197-square-foot industrial building at 1007 Brioso Drive in Costa Mesa. Bryan Miller of Lee & Associates represented Moe. Paul Root and Dave Kinney of Cushman & Wakefield Inc. represented Meyers.
Kent McNaughton bought a 50,000-square-foot office building at 3101 W. Coast Highway in Newport Beach from Plaza Del Sol Real Estate Trust for an undisclosed price. Bill Packard with Pacific West Asset Management represented both parties.

CalOptima renewed its lease for 66,049 square feet of office space at 1120 W. La Veta in Orange. The 10-year deal is valued at $15 million.
