SALES

Los Angeles-based First Anaheim Hills Properties LP paid $6.3 million to CT Realty Corp. for a 43,614-square-foot medical office building at 500 S. Anaheim Hills Road in Anaheim Hills. The building is 84% leased. John Pierce, John Griffin, Dave Alderman and Tony Gleason of Voit Commercial Brokerage represented CT Realty. Jeff Hanson and Gregg Herbert of Grubb & Ellis Co. represented First Anaheim.

Advanced MP Technology paid more than $2.8 million to Kenko World/Nikken USA for a 37,520-square-foot building at 20662 Prism Place in Lake Forest. The building is part of the Dimension Business Park. Jay Mast and Kurt Bruggeman of Lee & Associates represented Advanced MP Technology. Stan Mullin of Grubb & Ellis in Newport Beach represented Kenko World/Nikken USA.

Roger A. Severson paid $2.5 million to Fabwest LLC for a 33,500-square-foot industial building at 1202 W. Struck Ave. in Orange. Bryan Miller and David Williams of Lee Associates-Orange Inc. represented both buyer and seller.

SheCom Computers paid $2.3 million to Ayers Corp. for a 30,922-square-foot property. The industrial building is located at 22951 La Palma in Yorba Linda. Walter Frome represented SheCom Computers for Trammell Crow Co. Louis Tomaselli and Mitch Zehner of Voit Commercial acted Ayers in the transaction.

Emanon Partners bought a 41,493-square-foot Santa Fe Springs building from Fujita California Partners. Emanon paid $2.2 million for the property located at 14131-14135 E. Freeway Drive. Both parties were represented by Louis Tomaselli, John Pagiassotti and Mitch Zehner of Voit Commercial in Anaheim.

California Southwest Insurance paid $1.7 million to Executive Plaza AJW for a 9,126-square-foot building at 21 Orchard in Lake Forest. Ralph Simmonds of Simmonds Realty Group Inc. represented the buyer. John Marchiorlatti of CB Richard Ellis Services Inc. represented the seller.

Human Options, a non-profit organization, bought a 5,280-square-foot Irvine Spectrum office condo from Boureston Todd Development Inc. of Costa Mesa for $1.1 million. The office is located at 5540-A Trabuco, and is in the Jeffrey Corporate Center. Dave Bueche of Prince Commercial Real Estate Services represented Human Options. Kaye-T Wing, Bart Pitzer and Dan Mudge of Lee & Associates-Irvine Spectrum brokered the deal for Boureston.

Real estate investor Andrew Peceimer paid $795,000 to fellow investor John Saar for the 16-unit Townsend Apartments at 722-730 S. Townsend St. in Santa Ana. Jay Skenderian, Ken Morgan and Rick Applebaum of Morgan Skenderian Investment Real Estate Group’s Newport Beach office represented both parties.

Private investor Joan E. Randolph paid $550,000 to Peter W. Evans for a fourplex apartment complex at 3917 S. Ross St. Steven C. Brombal of Hendricks & Partners represented both buyer and seller. Separately, private investor Hugh C. Randolph paid $525,000 to Lawrence and Gale Taylor for an adjacent fourplex apartment complex at 3817 S. Ross St. Brombal represented both parties in the deal.


LEASES

Nonprofit Joseph’s Hope has signed a three-year lease for a 15,925-square-foot building at 2215 N. Broadway in Santa Ana. Terms weren’t disclosed. Gil Marrero of Voit Commercial Brokerage represented Joseph’s Hope and the landlord, Executive Alliance.

Richmond, Va.-based title company LandAmerica Financial Group Inc. has leased 10,808-square-feet of space at 4 Hutton Centre Drive in Santa Ana from Transwestern Commercial Services in a five-year deal valued at $1.5 million. Randy Park of Travers Realty Corp./ONCOR International represented LandAmerica. Greg May and David Girty of Transwestern Commercial Services represented the landlord.

Mangia Bene Restaurant has leased 4,500 square feet of space for a Salute restuarant at Rancho Santa Margarita’s Plaza El Paseo. Terms for the seven-year lease weren’t disclosed. CB Richard Ellis’ Focus Retail Group represented the landlord, K & G; Equities LLC.

Stuft Pizza & Brewing Co. leased 4,439 square feet of space at 19461 Main St. in Huntington Beach’s Seacliff Village. Terms weren’t disclosed. Jim Duke, Carol Schilne and Shannon North of CB Richard Ellis’ Anaheim office represented the landlord, Seacliff Village LLC.

Anatan Associates leased 2,250 square feet of space at 1573 S. Harbor Blvd. in Fullerton. Terms weren’t disclosed. Jim Duke, Carol Schilne and Shannon North of CB Richard Ellis’ Anaheim office represented Anatan.

M & M; Financial leased a 1,438-square-foot retail space at 4200 Chino Hills Parkway in Chino Hills from Chino Hills Marketplace. Terms weren’t disclosed. Jim Duke, Carol Schilne and Shannon North of CB Richard Ellis’ Anaheim office represented the landlord.

OTHER

Simmons Mattress Gallery, a retailer of mattresses from Atlanta-based Simmons Co., has tapped CB Richard Ellis’ Focus Retail Group to help it look for new retail locations. Simmons Mattress Gallery counts 36 Southland locations including seven in Orange County.
