Frome Investments purchased the Dunn Way Industrial Park in Placentia for $3 million. The project, which totals 59,814 square feet, consists of light industrial multi-tenant suites. Johnny Eubanks of Lee & Associates-,Orange Inc. represented the seller, CTF-12 Glen Dun LLC. Steve Fruey of Fruey Investments represented the buyer.
Northgate Gonzales, a La Habra-based grocery store chain, purchased an 83,632-square-foot industrial project in Anaheim for $3 million. The space will be used as an expansion warehousing area for Northgate, which already occupies the four-building project. The property, at 514-522 Vermont Ave., was sold by Dallas-based Primus Holdings. Jeff Read, Jim McFadden, Luke McDaniel and Cameron Driscoll of Grubb & Ellis’ Anaheim office represented the seller; Greg Jones of Jones Lawton Real Estate represented the buyer.
Jeff Mitchell and Trent Walker of Voit Commercial Brokerage’s Irvine office completed a $4.1 million sales of 15501 Red Hill Ave. in Tustin. The 43,238-square-foot building was acquired by John R. Saunders and will be converted into a two-story flex-tech building. The conversion will include an additional 15,000 square feet of warehouse to office space, exterior physical improvements and the redesign of the lobby and common areas. The renovation is expected to be complete in July. Mitchell and Walker represented the seller, Fairview LLC. Phil Cohen of CB Richard Ellis represented the buyer.
Reed LeVecke sold a 71,220-square-foot industrial building at 1491 Santa Fe in Tustin for $5 million to HSU Investments. Bill Garrett and Jed Zaun, senior vice presidents with the Newport Beach office of Lee & Associates, represented both parties in the transaction.
A vacant 35,500-square-foot R & D;/office building at 18011 Mitchell Ave. in Irvine was sold in March for $4 million to Bayport Mitchell Associates LP. E-Realty Fund was the seller. Mike Meisenbach and Stacy Garcia represented the buyers; Robert Griffin and Sean Ahern represented the sellers. All four are with the Newport Beach office of Lee & Associates.
Wohl Investments purchased a retail center in Orange from National Realty LP. Both parties were represented by Charles Gardner, Kenneth Hulbert and Daniel Knudson of Daum Commercial Real Estate’s Newport Beach office. Terms of the deal were not disclosed.
Pro-Skate Laminants, San Dimas, purchased a 16,305-square-foot industrial building in Anaheim for $1.2 million. The building, at 1020 Armando St., has already been occupied by Pro-Skate, which moved its manufacturing operation there from Fullerton. Jay Nugent and Mike Merk of Grubb & Ellis’ Anaheim office represented the buyer; Louis Tomaselli of Voit Commercial represented the seller, White Star Partners of Newport Beach.
LEASES
PacifiCare Health Systems leased 69,440 square feet at 10803 Hope St. in Cypress from Warland Investment Co. Jeremy Dee of Corporate Facility Advisors represented PacifiCare; Warland was represented by Brian DeRevere, Bob Goodmanson and Brad Bierbaum of CB Richard Ellis. The lease was valued at $3.5 million.
Korea Data Systems USA leased 168,390 square feet at 7373 Hunt Ave. in Garden Grove from Pacific Gulf in a deal valued at $4.65 million. KDS was represented by Jim Snyder of Lee & Associates; Pacific Gulf was represented by Brian DeRevere, Brad Bierbaum and Bob Goodmanson from CB Richard Ellis.
Millennium Precision Sheet Metal, a division of VTS Manufacturing, leased 22,000 square feet at 4375 LaPalma Ave. in Anaheim for five years from J & I; Group. Bob Goodmanson and Ian Britton of CB Richard Ellis represented the landlord.
Framingham, Mass.-based Staples Inc. leased 24,906 square feet of retail space in Santa Ana at 3861 S. Bristol St. The store, near Bristol Street and MacArthur Boulevard, will be relocated to the new space. Herbert Andrews of Grubb & Ellis’ Newport Beach office represented the sublessor, Vons Companies Inc.; Jeff Moore of CB Richard Ellis represented the sublessee. Terms of the sublease transaction were not disclosed.
Donald Yahn of Cushman & Wakefield, Irvine, represented Scanmark Inc. in two lease transactions at 30322 Esperanza, Rancho Santa Margarita, a corporate headquarters, manufacturing and distribution facility. The first is a 10-year lease for Key Essentials Inc., a flavoring and scent company that will occupy 61,289 square feet for manufacturing. The other is a 19,240-square-foot lease for OneSource Logistics LLC, a warehousing and logistics company. David Bolt of CB Richard Ellis represented OneSource in that $800,000 lease; Yahn represented Key Essentials in its deal. Scanmark will occupy the remaining 42,000 square feet of space.
Corestaff Support Services leased 11,753 square feet of office space in the Brea Corporate Park. The transaction was valued at $1.14 million. Bob Sattler of Lee & Associates,Orange Inc. represented the lessee and the lessor, Richard F. Morgan.
Paul Bartlett of the Staubach Co.’s retail services Irvine office represented Famous Footwear in its lease of 24,713 square feet in four facilities: Puente Hills Mall, Industry; International Gateway of the Americas, San Ysidro; Hastings Village, Pasadena; and Harbor Center, Costa Mesa.
CONTRACTS
PC Associates, Tustin, was awarded the contract for scheduling and plan review services for the construction of 23 schools in the Placentia-Yorba Linda Unified School District. The project has an 18-month state-mandated time frame for completion to avoid loss of state funds. The company specializes in the review of public works projects.
OTHER
Tustin-based DMK Building Professionals completed construction of the Pacific Western National Bank office and building on the corner of North Brea Boulevard and Bracken Street. The $2.1 million project includes a 15,500-square-foot, two-story building with a 30-foot bell tower. Corporate offices will occupy the upper level with the branch bank below.
