SALES

An undisclosed buyer paid $28 million to BR Birtcher Franklin LP for the 157,000-square-foot Tustin Business Center industrial park at Franklin and Walnut avenues in Tustin. The property is made up of 11

buildings and has about 100 tenants.

Jim Morrison of Morrison Co. represent-ed the seller. Trent Walker of Voit Commercial Brokerage LP represented the buyer.

Pepsi Bottling Group Inc. paid $19.2 million to Granite Exchange Services for a 169,739-square-foot industrial building at 6230 to 6246 Descanso Ave. in Buena Park. Pepsi Bottling had rented the building. Rick Hertel of Corporate Real Estate Services represented the seller. The buyer repre-

sented itself.

KW Holdings LLC paid $8 million to Klein In-vestment Family LP for a 59,876-square-foot warehouse at 14271 Corporate Drive in Garden Grove. The buyer intends to lease the buildings to an online pet store. Mike Har-

tel, Michael Bouma and Trevor Pavone of Voit Commercial Brokerage represented the seller. Bradford Christian of Colliers International represented the buyer.

Sunwoo Merchant Marine America Inc. paid $3.9 million to Southland Equities for the 15,424-square-foot South Brea Office Complex at 743 to 749 S. Brea Blvd. The four-building complex sold for $254 per square foot. Greg Jones of Jones Real Estate represented the seller. Vivian Lee of Sperry Van Ness represented the buyer.

Ronnie and Shirley Chan paid $2.1 million to Sheldon and Roberta Marshall for a 12-unit apartment building at 370 Avocado St. in Costa Mesa. The 8,880-square-foot building was renovated in 2007 and sold at a capitalization rate of 5.4%. Patrick Swanson of Sperry Van Ness represented the sellers. Erica Wagner Cruz of Courtland Financial Group represented the buyers.

Will Drouin of Wisteria Investments LLC paid $2 million to Ramin Taybi for a 16-unit apartment building at 515 N. Anna Drive in Anaheim. The apartments span 9,951 square feet and sold at a capitalization rate of 6%. Moin Tayebi of Century 21 Real Estate LLC represented the seller. The buyer represented himself.

Chong Lee of OK Chinese Restaurant paid $1.9 million to Allan Ansdell of Ansdell Piano for a 7,770-square-foot retail building at 10200 Beach Blvd. in Stanton. The owner plans to convert the building into a restaurant. Greg Sullivan and Rick Hill of Urban Infill Properties Inc. represented both parties.

Behrooz Radparvar paid $900,000 to Central Park Partners LLC for a 6,006-square-foot industrial building at 519 to 1424 Central Park Ave. in Anaheim. Sonya Dopp-Grech of Lee & Associates Commercial Real Estate Services Inc. represented the seller. Gady Gabrielzadeh of Benjamin Allen Realty represented the buyer.


LEASES

PB Americas Inc., part of New York-based engineering company Parsons Brinckerhoff Inc., renewed its lease of 23,136 square feet of office space at 505 S. Main St. in Orange. The five-year lease is valued at $3.6 million. Sonya Dopp-Grech of Lee & Associates represented landlord CRC Real Estate Corp. PB Americas represented itself.

Johnson Precision Products Inc. leased an 11,960-square-foot industrial building at 1308 E. Wakeham Ave. in Santa Ana. The five-year lease is valued at $518,000. Chuck Hardy and Jack Haley of Lee & Associates represented the tenant and landlord Aeons Acumen LLC.

Independent Assembly of God International leased 3,600 square feet of office space at 1220 to 1222 N. Broadway in Santa Ana. The three-year lease is valued at $200,000. Patrick Sharples and David Cox of Cox Commercial Inc. represented the tenant and landlord Sandamitra Kothapa.
