Lake Forest Industrial Building Sold for $9 Million

CBRE Arranges Sale of 22,000-Square-Foot Warehouse to 25742 Atlantic Ocean LLC

Another industrial property in Orange County has changed hands, as a family trust sold a 22,612-square-foot warehouse in Lake Forest.

CoStar data shows the building was sold to 25742 Atlantic Ocean LLC for a little more than $9 million, or $398.97 per square foot. CBRE’s Jeff Carr and Jonathan Carr represented the seller. The buyer is affiliated with Advanced Imaging Services LLC, a medical technology provider based in Lathrop, California.

The building, located at 25742 Atlantic Ocean Circle in Lake Forest, was built in 2000 and sits on 1.6 acres near the intersection of Bake Parkway and Dimension Drive. On-site amenities include four ground-level doors, 2,500 square feet of office space, shop restroom and a shower.

Jeff Carr, senior vice president at CBRE, said multiple offers were received for the free-standing corner industrial building. “We received a record high price for this neighborhood and product type,” Carr said in a statement.

The sale of an industrial building in Irvine was announced on Jan. 14, trading at $380 per square foot.
