CYPRESS

Construction is nearly done on Cottonwood Christian Center’s 200,000-square-foot expansion on Katella Avenue. The 5,000-member Christian church now operates out of a 2.5-acre church just over the city line in Los Alamitos. The new 32-acre center is set to include three buildings totaling 200,000 square feet, more than 1,600 parking spaces and a 500-seat theater. The project is the result of a legal battle and ensuing land swap with the city of Cypress. Cottonwood originally planned to expand to an 18-acre site in the city, which Cypress officials wanted for a retail development. That site now houses a Costco and is being developed with restaurants and stores by Kansas City, Mo.-based Jones Development Co. Cottonwood’s expansion, on the site of a former golf course, is planned for 500,000 square feet in all. Construction will roll out in four phases during the next eight to 10 years.


FULLERTON

Plans are moving ahead on 68 condominiums planned at a former industrial equipment plant. The city has issued demolition permits to Seal Beach-based developer Olson Co. Plans call for two- and three-story condos at up to 2,425 square feet each. The development is set to occupy 164,937 square feet. The site used to house Morehouse-Cowles Inc., a maker of equipment for milling, mixing and dissolving materials. Its plant there closed a few years ago. Last year, a fire likely caused by thieves looking for copper and other materials razed most of the building. Under a development pact with the city, Olson must keep the historic building’s facade and incorporate it into the housing project.






GARDEN GROVE

Seal Beach’s Olson opened model homes at its Lotus Walk housing project along Harbor Boulevard. Plans call for 159 flats and townhomes, four courtyards, a swimming pool and barbecue area. Homes are set to range from 750 square feet to 1,683 square feet. The first six phases of the project were completed in November. The rest of the project is slated for completion in 2010. Prices for the homes range from $334,990 up to $454,990, according to Olson’s Myle Phan. The developer is targeting young professionals and first-time homebuyers, including many of the area’s Asian-American residents.


BREA

Tenant improvements are under way at Brea Marketplace shopping center near Imperial Highway. Plans call for inside and outside upgrades for tenants Salon 5150, Adecco and Franklin Covey. Salon 5150 is moving elsewhere in the shopping center during construction and plans to move back when improvements are done. The 4,373-square-foot renovation is slated for completion in April.


LA PALMA

Plans for improvements to a 400-square-foot telecommunications building were approved. The building is an unmanned facility of Deutsche Telekom AG’s T-Mobile. Plans call for four color or black and white images made of ceramic custom tiles to cover the building, which supports T-Mobile’s wireless phone service.
