SALES

Grubb & Ellis Realty Investors, part of Santa Ana-based Grubb & Ellis Co., paid $29.2 million to Sacramento-based Panattoni Development Co. for a 112,000-square-foot industrial building at 1650 Sunflower Ave. in Costa Mesa. FedEx Corp. occupies the building, which includes a 109,000-square-foot sorting and distribution center and a 3,000-square-foot vehicle maintenance building. John Griffin of Voit Commercial Brokerage LP represented both parties.

3184GH Associates LLC paid $2.6 to GCA Investments for an 8,150-square-foot office building at 3184 Airway Ave. in Costa Mesa. Dan Curtis and Ethan Alvidrez of Curtis and Associates represented the seller. Newport Real Estate Services Inc. represented the buyer.

May Tire Service paid $2.1 million to an undisclosed seller for a 1,427-square-foot service building at 8071 Warner Ave. in Huntington Beach. The building sold for $1,470 per square foot and has three drive-in bays. Both parties represented themselves.

HQ Machine Tech Inc. paid $1.5 million to an undisclosed seller for a 7,938-square-foot warehouse at 2160 E. Winston Road in Anaheim. The buyer is a machine parts and services provider and will occupy the building, which sold for $195 per square foot. Joe Miller and Robert Socci of Voit Commercial Brokerage represented the seller. Tyler Pollock and Ron Pushea of Burke Real Estate Group represented the buyer.

An undisclosed buyer paid $1.4 million to an undisclosed seller for an eight-unit, townhouse-style apartment complex at 1441 to 1445 Peckham St. in Fullerton. The apartments sold for $187,000 per unit and at a capitalization rate of 5.6%. Jon Mitchell and David Yeh of Marcus & Millichap Real Estate Investment Services Inc. represented both parties.

An undisclosed buyer paid $1.4 million to an undisclosed seller for a 10,399-square-foot light manufacturing building at 1911 N. Main St. in Orange. The building sold for $142 per square foot. Greg Johnson of Ashwill Associates Inc. represented both parties.


LEASES


Newport Real Estate Services Inc. leased an 8,150-square-foot office building at 3184 Airway Ave. in Costa Mesa. The tenant will use the building as its corporate headquarters. The value of the five-year lease wasn’t disclosed. The tenant and landlord 3184GH Associates represented themselves.

Sims Law Firm leased 5,230 square feet of office space at 19762 MacArthur Blvd. in Irvine. The three-year lease is valued at $400,000. Brian Garbutt of Lee & Associates Commercial Real Estate Services Inc. represented landlord CIP Centerpointe LLC and David Ellis of CB Richard Ellis Group Inc. represented the tenant.

Laundromat renewed its lease of a 3,024-square-foot building at Lincoln Pacific Plaza, 1002 E. 17th St. in Santa Ana. The 10-year lease is valued at $505,452. John Bergan of Bergan-Russell & Associates represented landlord MLS Properties LLC and the tenant.
