SALES

Severson Smith LLC sold two industrial buildings totaling 18,450 square feet at 30201 and 30221 Aventura in Rancho Santa Margarita to Aliso Viejo-based California Rosen LLC for $2.1 million. Mike Baker and Guy LaFerrara of Lee & Associates Irvine Spectrum office and Tom Gilmer of Lee & Associates Orange office represented Severson Smith. Baker and LaFerrara represented California Rosen.

Southern California-based Transtar Commercial Real Estate Services purchased the 173,467-square-foot industrial park at 1020-1160 South Cypress St. in La Habra for $9.4 million from an Irvine-based limited partnership. Michael Lawrence and Marcus Agoritsas of Marcus & Millichap Real Estate Investment Brokerage Co.’s Newport Beach office marketed the property.

Sares-Regis Group sold an industrial site totaling 2.86 acres at 14650 Hoover St. in Westminster to Pyramid Logistics for $5.4 million. Sares-Regis was represented by Brad Bierbaum, Bob Goodmanson and Brian DeRevere of CB Richard Ellis’ Anaheim office, and Mark Larson and Gary Stache of CB’s Newport Beach office. Sean Ahern of Lee & Associates represented Pyramid Logistics.

David Cox and Tom Mulrooney of Ashwill Associates purchased two industrial multi-tenant buildings at 7541-51 Acacia and 7562-72 Park in Garden Grove for $745,000. Jeff Rinkon of Lee & Associates represented the seller; Cox and Mulrooney represented themselves.

Alicia Valencia Plaza at 25351-25401 Alicia Parkway in Laguna Hills was sold to K & M; Royal Group LLC for $12 million. The seller, Save-Most Alicia Hills Ltd. was represented by Matt Pipkin and Stephen Grossman with the Newport Beach office of Lee & Associates. One Properties represented K & M; Royal.

Newfield Co. purchased the 20,000-square-foot building at 5412 McFadden Ave. in Huntington Beach from Federal Mogul. The $1.64 million transaction was represented by Brad Bierbaum, Bob Goodmanson and Brian DeRevere of CB Richard Ellis.

Peison Holding LP sold the 16,440-square-foot shopping center at 530 S. Citrus Ave. in Azusa for $1.64 million to Edward and Soon Hong. Shaun Riley of Faris Lee Investments represented Peison Holding, and Grace Yoon of Colliers Seeley Co. represented the Hongs.

Captured Sea Inc. purchased a 5,524-square-foot building at 16622 Gemini Lane in Huntington Beach for 0.58 million from Jeffrey and Priscilla Olsen. David Cox of Ashwill Associates represented Captured Sea, and Mike Long of Lee & Associates represented the Olsens.


LEASES

Vista Acquisition LLC leased the 17,151-square-foot facility at 704 W. Southern Ave. in Orange from Generation Growth LLC. The five-year lease was valued at $710,000. Steve Bryant and Jeff Read of Grubb & Ellis’ Anaheim office represented Generation Growth. Sam Foster of Jones Lang LaSalle represented Vista.

California Consumer Mortgage signed a lease for a 2,505-square-foot office space at 505 S. Main St. in Orange. The three-year lease is valued at $181,687. Kevin Teel and Tom Abel of CB Richard Ellis Anaheim office represented the mortgage company.

Honeywell renewed its lease at Centerpointe La Palma. The five-year, $1.3 million lease is for 11,054 square feet of commercial office space. Honeywell was represented by David Dowd of Cushman & Wakefield; the landlord, Arden Realty Inc., was represented in-house by Michael Latham.

Easy Life Furniture leased 11,000 square feet of retail space at 16366 Westminster Blvd. in Westminster. The five-year lease was valued at $1 million. Mark Baziak, Ian Brown and Walter Pagel of Grubb & Ellis’ Newport Beach office represented both Easy Life and the landlord, Los Angeles-based MRES America Fund, in the transaction.

Advantage Capital West leased a 1,008-square-foot office at 1440 N. Harbor Boulevard in Fullerton for $56,193. The landlord was represented by Tom Abel of CB Richard Ellis Anaheim office.

Golden Rain Foundation of Laguna Woods signed a 10-year lease for approximately 41,000 square feet of office space in the Town Centre complex in Laguna Woods. Myron G. Galchutt of Julien J. Studley Inc.’s Orange County office and Maury Gentile of Studley’s downtown LA office represented the foundation in the $9.1 million transaction. The owner, PD Town Centre LP, was represented by John Gillespie of Newport Commercial Realty Services.

Styles for Less signed a $5.3-million lease for an industrial building in Santa Fe Springs from Golden Springs Business Park. The 77,640-square-foot facility at 12728 Shoemaker Ave. will become Styles for Less’s corporate headquarters. The Seeley Co. represented Golden Springs Business Park. Jack Faris of Voit Commercial Brokerage’s Anaheim Metro office and Alan Pekarcik of Voit’s Irvine office represented Styles for Less.


OTHER

NorthMarq Capital Inc. arranged financing of $7.2 million for two medical office buildings totaling 66,307 square feet at 14591 and 14642 Newport Ave. in Tustin. Financing was provided through Deutsche Bank. Michael T. Elmore, senior vice president and Richard F. Scandaliato, vice president in NorthMarq’s Los Angeles office, arranged the financing.

Brea-based N/C Industries is set to break ground on a new site in Temecula, which it will relocate to upon completion. The building at 42147 Roick Drive and will encompass approximately 12,000 square feet. Completion is scheduled for March.
