Direct-response marketing agency BJ Global Direct Inc. recently sold an industrial building in Irvine for about $5.7 million to Three Crowns Properties LLC.

The 25,328-square-foot building is at 8645 Research Drive. It consists of 12,000 square feet of office and showroom space, one ground-level and three dock-high doors, according to data services provider CoStar Group Inc.

Brokers involved in the deal included Newmark Grubb Knight Frank’s David Kluver and Don Yahn of Cushman & Wakefield Inc.

Kluver represented the seller, while Yahn represented the buyer.
