January Luxury Sales Match Rate of Past 6 Months

The 10,652-square-foot lot at 11 Strand Beach Drive in Dana Point sold for $11.9 million on Dec. 13, a $2.4 million drop from its asking price a week earlier.

The home site has direct beach access and a view of the Dana Point Headlands. It also has as white-water and coastline views from Catalina to Palos Verdes.

The ready-to-build property in the guard-gated Strand at Headlands is part of a community that offers 70 acres of open space, three miles of coastal trails, a private clubhouse and private gym.

Chad Sherman of White Sand Realty Inc. sold the property; Jeff Golden, also with White Sand Realty, handled the purchase for the buyer.

A Plan for the Future

A lot at 121 Milford Drive in Corona del Mar sold on Dec. 26 for $4.9 million, under its November asking price of $5.3 million.

The property—which is on more than a third of an acre and comes with plans that are already approved—is expected to hold an approximately 9,350-square-foot estate.

The Hawaiian/Bali-style home to be built there will have six bedrooms, two powder rooms, an infinity pool, six baths, a gym and a movie theater.

Other features will include a subterranean garage for six vehicles, wine cellar, art room, lap pool and hot tub.

The property has private beach access and white-water and canyon views.

Rick Langevin of Surterre Properties Inc. represented the buyer, and Brian Thomas of Surterre Properties represented the seller.

Private Piece of Paradise

The four-bedroom, 4 ½-bath home at 2 Windemere Court in Newport Coast, spans 5,557 square feet and boasts a complete interior and exterior remodel.

The home, tucked behind custom iron gates on a one-third-acre corner cul-de-sac lot, sold on Jan. 8 for $4.5 million. That’s down from its $5.3 million listing price in October.

Its master bedroom has been reimagined as a true retreat and includes a sitting area with a fireplace and a walk-in closest nearly the size of the room itself.

The spa-inspired master bath has a shower with 19 separate showerheads, a Jacuzzi-style bath, heated marble and onyx floors, and onyx counters.

The kitchen has been restyled, with two Meile dishwashers, a center island, Brazilian granite counters and a Wolf range.

The home theater has a Runco projector, fabric insert wall panels, and coffered ceilings. The home office has copper-coffered ceilings, architectural panels with Clive Christian mill work, and leather floors.

Outside, there’s more than 4,000 square feet of travertine in a Versailles pattern, a Pebble Tec saltwater pool and spa, a loggia dining area with a Vergola motorized roof, and five heaters. There is also a fireplace and outdoor kitchen with a barbecue, ice maker, refrigerator and sink.

The home technology system is operated by Apple iPads controlled by Lutron HomeWorks RadioRA.

The Cape Cod-style home at 311 Kings Road in Newport Beach sold on Dec. 18 for $4.3 million, down from its September asking price of $4.8 million.

The 6,511-square-foot home has five bedrooms and five baths and sits on a lot that’s just over a quarter of an acre.

It was built by Orange County-based David Close and has views of the Newport Harbor, the Turning Basin, and Catalina Island.

The home features a formal entry with hardwood flooring throughout and high-volume ceilings that add dimension. The other features include a family entertainment room that can be warmed by a wood-burning fireplace, as well as an oversized formal dining room with a walk-in wine storage area. Downstairs, there’s a family media room with a built-in bar and guest/maid quarters nearby. The large rooftop deck has a fireplace, and the home has an elevator that services all levels.
