Redevelopment continues at Rossmoor Center with several tenants coming, including Mel’s Diner, California Pizza Kitchen, Pei-Wei Asian Diner, Circuit City, Coldwater Creek, Chico’s, Talbots and a Curves. The site is on Seal Beach Boulevard just north of the San Diego (I-405) Freeway. Century National Properties Inc. of Santa Monica, which owns Rossmoor Center, is overseeing the redevelopment. Retail buildings totaling 125,000 square feet were demolished with 130,000 square feet of shops and restaurants set to replace them.

Another retail redevelopment continues at Main Street and Pacific Coast Highway, where a CVS Pharmacy recently opened. A Pavilions grocery store is set to start an 8,000-square-foot expansion with a Starbucks inside. Los Angeles-based Regency Centers Corp. is the owner and redeveloper.

Irvine-based Rutter Development Corp.’s Pacifica housing project is set to finish its first phrase of construction by fall. Wood framing and several windows are up. A five-level parking garage for residents and public parking is done. The site is at 1901 Newport Blvd., near Triangle Square. Pacifica is set to include two buildings with 145 two-bedroom, two-story townhomes and one-story flats. Prices are expected to start in the upper $500,000s.

Construction is under way at the Irvine Unified School District’s Creekside Education Center at the corner of Harvard Avenue and Barranca Parkway, next to the site of a planned park. Pasadena-based C.W. Driver Inc. is the construction manager. LPA Inc. of Irvine is the architect. With an enrollment of about 300 students, the continuation high school and adult education center is set to open by September, when the first phase of construction is done. The cost of the first phase of construction is valued at $13 million with nearly two-thirds of funding from the state. A $25 million second phase of construction is planned, though funding isn’t in place yet.

Work continues on 2801 Main Street, an apartment and shops project. Legacy Partners Inc. of Foster City is managing construction of the 290 apartments and 7,500 square feet of retail space. Camden Property Trust of Houston owns the site. Possible retail tenants include a dry cleaner, nail salon and a bistro.

Building is under way on three custom homes a block from the beach at Seventh Street between Pacific Coast Highway and Walnut Avenue. Precision Home Designs is working with Wehner Framing Inc., which is doing the construction. Commerce National Bank is providing financing on the project.

Also in Huntington Beach, a 5,600-square-foot mission-style home is under construction at Main and 13th streets. The wooden framing is up. It’s expected to go for around $3.5 million.

A KFC restaurant is getting ready for a remodeling at 704 N. Tustin Ave. “It’s their new prototype,” said Lisa Kim, senior project manager of economic development for the city, referring to the company’s plan to restore some of its older fast-food restaurants. KFC is part of Yum Brands Inc., which also owns Irvine-based Taco Bell Corp.

Planners are reviewing a proposal to demolish an existing Chevron gas station at 2222 N. Santiago Blvd. and build a new Chevron gas station, car wash and convenience store.
