Technological Features Figure Into Newport Coast Sales

A Newport Coast home that blends old California influences with a newer technological feature sold for $13.2 million.

The seven-bedroom, nine-and-a-half-bath house at 19 High Water in Newport Coast was built a year ago and has unobstructed ocean views.

There’s a billiard room, gym, wine room and an iPad-controlled home theater. It also has a detached guest casita and an eight-car garage, as well as an elevator.

Marcy Weinstein and Rex McKown of Surterre Properties Inc. represented the seller, while Bob Wolff of Harcourts Prime Properties represented the buyer.

“Smart Buy”

Technological features also figured into the recent sale of 18 Via Diamante in Newport Coast, which went for $4.3 million, about $100,000 off of its January listing price.

The five-bedroom, seven-bath ocean-view home comes with smart-home technology that regulates lights and temperatures, and gives appliances the ability to “communicate.”

Residential landscaping specialist Mike Parker Landscape designed a terraced outdoor kitchen and entertainment area. Indoor features include marble and glass-tile floors.

Michael Fawaz of Surterre Properties had the listing and also represented the buyer.

“Love” Nest

A Chinese business professional purchased the Newport Coast home of a renowned plastic surgeon. The buyer, who was represented by Fawaz, paid the list price of $5.5 million for the home at 2 Via Coralle. Fawaz also represented the seller.

The six-bedroom, seven-and-a-half-bath home was designed by architect Kevin Love and built in 2000.

It has an antique limestone fireplace and a gourmet kitchen. It’s on a cul-de-sac and has two ocean-view terraces.

Makeover Moves

A bluff-top home in Laguna Beach recently sold after undergoing extensive interior renovations to open the floor plan and maximize ocean views with floor-to-ceiling windows.

The property, at 1031 Marine Place, recently sold for $11 million, down from an October listing price of $11.7 million. The home has four bedrooms, five bathrooms and several other features, including a wine cellar.

A separate guest suite is accessible through a private courtyard entrance.

Robert Giem of HÔM Sotheby’s International Realty had the listing, and Sherrie Larsen of Surterre Properties represented the buyer.

Coastal Gains

The Telles Intelligence Micro Market report shows a trend of price increases all along Orange County’s coast between February 2012 and February of this year.

Some highlights:

• The median in Newport Coast was $2.2 million, up from $2 million, with an average of two months on the market. Eighty homes were listed over the 12 months.

• The median in Laguna Beach was $1.3 million, up from $1.2 million, with an average time on the market of about four-and-a-half months. There were 204 listings in Laguna Beach.

• The median for homes on Balboa Island and Lower Newport Bay was $2.25 million, up from $2 million, with an average time on the market of a little less than five months. There were 47 homes listed in Balboa Island and Lower Newport Bay homes over the period.

• The median in Shady Canyon was $4.6 million, up from $4 million the year before. Seventeen homes were listed, with an average of just less than three months on the market.
