Under-Construction Dana Point Home Sells for $16.7M

In a sign of strong demand for new construction, an 8,012-square-foot Dana Point home has sold for $16.7 million nearly five months prior to the property’s expected delivery date.

The six-bedroom, nine-bathroom home at 9 Seabreeze Terrace is at The Strand at Headlands, marking a sales record for the portion of the development situated above Dana Strand Road. It’s the 10th priciest sale of all time for the 121-acre development.
Stacy Shi and Dean Lueck of Compass had the listing for the home, which was designed by Newport Beach architect Brion Jeannette. Laguna Beach-based Gallo Corp. handled construction.

The Strand’s upper level includes about 40 homes, roughly half the number of homes on the lower Strand, which contains three levels of high-end, custom homes.

The recent sale of 9 Seabreeze marks a 24% premium over the second priciest sale for the upper level, which occurred in 2021 with the $13.5 million sale of 7 Pacific Ridge.

Under Construction

The undisclosed buyers were represented by Tony Maniaci of Engel & Völkers Laguna Beach.

Amenities of the contemporary home include an elevator, home theater, game room with bar, sauna and wine cellar, as well as a resort-style terrace with a glass mosaic infinity-edge pool, elevated spa, sun deck and outdoor kitchen.

The Strand is the largest source of new homes among high-end coastal communities in the county.

Active builders in the community include Ladera Ranch-based Genova Construction and Development; Brown Brothers Construction Inc. and Patterson Homes, both in Newport Beach.

Favored architects there include Newport Beach’s C.J. Light & Associates, Brandon Architects and Geoff Sumich Design.

“The exclusive gated community offers over 1 mile of ocean frontage with 70 acres of parks, open space and 3 miles of coastal trails,” listing materials indicate.

Top Deals

The priciest home sale in The Strand occurred in February 2021, when 33 Strand Beach sold for $23.6 million. The front-row home spans 9,300 square feet with five bedrooms and eight baths.

At $16.7 million, the recent Dana Point sale would be roughly $1.1 million shy of making this year’s Business Journal list of the Top Home Sales in Orange County in 2022 (see page 30). Time will tell if the sale will make the 2023 list.

“It’s still too early in 2023 to see what type of market we’re in, and what exactly will happen with pricing,” Kathryn White, a top local broker that recently switched from Compass to Coldwell Banker Realty, told the Business Journal.

Three Dana Point homes made their way onto the list, including the $33 million sale of 63 Monarch Bay, which is the third-priciest on-record deal of last year; and the $20 million sale of 33 Monarch Bay Drive, which came in at No. 17. The remaining Dana Point sale came from The Strand, with the $19.3 million sale of 31 Strand Beach Drive coming in at No. 20.
