’Tis the Season for Bigger Luxury Home Sales in County

The last two weeks of November gave sellers of Orange County homes going for more than $4 million additional reasons to be thankful: More than $35 million in real estate sold, a few days prior to Thanksgiving.

Highlights included homes with private docks and unmatched views, as well asone that drew thousands of visitors as anOrange County Philharmonic House ofDesign.

“Turn-Key Beach House”

The newly redesigned oceanfront cottage at 1061 Gaviota Drive in Laguna Beach offers its new owners what Azita Sadeghi of Teles Properties Inc. describes as “a rare opportunity to enjoy a turn-key beach house.”

The home sold on Nov. 22 for $6.8 million, just under its $7 million October asking price.

The 2,700-square-foot, four-bedroom, 2 ½-bath home features water views from nearly every room.

There are hardwood floors throughout and an oceanfront deck.

The home is on a 3,400-square-foot lot next to the beach. One of its key selling points was the separate one-bedroom, one-bath guesthouse with a full kitchen.

Sadeghi represented the seller, and Mark Nix of Surterre Properties Inc. represented the buyer.

Checked Off the Wish List

The traditional-style home at 343 Via Lido in Newport Beach offers its new owners a private dock that accommodates a 70-foot vessel—and that’s just one of the amenities offered in this four-bedroom, 4 ½-bath home on Lido Isle.

It has a rooftop deck with views across the water, a brick patio designed as an outdoor entertaining space, and a private interior courtyard.

The 3,700-square-foot home also has a living room with a beamed ceiling, a central fireplace, water views, and direct access to the beach through French doors.

Nearly every room has floor-to-ceiling windows.

It sits on a 4,100-square-foot lot and sold on Nov. 18 for $5.7 million, under its $6.8 million May asking price. Jon Flagg of Villa Real Estate represented the seller, and Kelly Gwin of Residential Real Estate Specialists represented the buyer.

Rooms With a View

The 8,000-square-foot home at 10 Peninsula in Newport Coast offers three unique views: the canyon, the ocean, and in the evening, city lights.

The 7,945-square-foot, Santa Barbara-style home is on more than a third of an acre and has six bedrooms and eight baths. It sold on Nov. 18 for $4.8 million, under its $5 million March asking price.

It’s on a private cul-de-sac in the Pelican Ridge community and has two bedroom suites, a gourmet kitchen with dual dishwashers, and five ovens, among other features.

There’s a home theater, a billiards room and a wine cellar with space for hundreds of bottles.

Ilene Wallach of Pfeif Residential Group Inc. represented the seller. Qian Meng of Northland Real Estate Inc. represented the buyer.

Italy on the Harbor

The home at 3336 Via Lido in Newport Beach brings the flavor of an Italian villa to the shores of Newport Beach, with hand-painted frescos in nearly every room, murals of Italianate villages, distressed wood-plank flooring, and ornate chandeliers.

The two-bedroom, 3 ½-bath home, which included all of the furnishings, sold for $4.5 million on Nov. 26, down from its $4.8 million October asking price.

The 2,812-square-foot home has a private dock that accommodates a 110-foot vessel.

Renee West of Berkshire Hathaway Homeservice represented the seller, and Christopher Parr of Teles Properties represented the buyer.

Chic Take on Santa Barbara Style

Santa Barbara-style homes are known for red clay roofs, whitewashed exterior stucco walls, ornate ironwork, rounded archways and rustic elements.

The 6,137-square-foot home at 51 Copper Creek in Irvine is a modern interpretation of the traditional style, with a “lighter hand,” according to the description by the seller’s agent, Jacqueline Thompson of Surterre Properties.

The result is that the five-bedroom, 5 ½-bath home has an atmosphere of openness and light. Nearly every room has a picture window that showcases the countryside views of rolling hills and canyons.

The home, which sits on more than half an acre, sold on Nov. 25 for $4.1 million, off its $4.5 million September asking price.

There’s also a climate-controlled wine cellar, a butler’s pantry and a media room. Outside, there’s a front courtyard with a fountain and a cobblestone motor court.

The home is a former Orange County Philharmonic House of Design, a fundraiser in which Orange County interior designers transform a home into a showcase, then invite the public to buy tickets to tour it.

The homes are the primary annual fundraiser for the Philharmonic Society’s youth music education programs.

Thompson represented the seller in the transaction, and Donald Abrams of Abrams Coastal Properties represented the buyer.
