1540 Main Street Rahway LLC and 629 Camino de los Mares LLC paid $4.8 million to Rainwater LP for a 23,537-square-foot office building at 629 Camino De Los Mares in San Clemente. Michael Lawrence and Sam Hanna of Marcus & Millichap Real Estate Investment Services Inc. represented both parties.

Gary and Amy Uyemura paid $2.8 million to Desiree Mulligan and Loren Johnson for a 4,810-square-foot office and retail building at 117 Main St. in Huntington Beach. The building, built in 1913, was one of the first commercial structures in Huntington Beach. Michael Lawrence of Marcus & Millichap Real Estate Investment Services represented the seller.

Chao Zheng of Rem Pacific LLC paid $2.7 million to Vornado Realty Trust for a 25,659-square-foot building at 8888 Chapman Ave. in Garden Grove. The building is full with a grocery store run by Stater Bros. Holdings Inc. Bob Hoyt, Jerome Snyder, Maurice Nieman and Ian Schroeder of Colliers International Property Consultants Inc. represented both parties.

Deli King paid $1.7 million to DS Waters Inc., owner of Sparkletts, for a 14,000-square-foot industrial building at 964 N. Batavia St. in Orange. The building is being renovated for the buyer, which is relocating from Buena Park. Rob Socci and Hayden Socci of Voit Real Estate Services represented the buyer. Dennis Sandoval and Chris Migliori of Daum Commercial Real Estate Services represented the seller.

Sheras Real Estate Group paid $1.7 million to Tom Easterday for an 11,457-square-foot industrial building at 590 W. Lambert Road in Brea. The building includes 6,500 square feet of office space. Steve Young and Ian Britton of CB Richard Ellis Group Inc. represented the seller.

Sunwell Development paid $1.5 million to Bih Jiau Wang and Peter Wang for Tustin Court, a 5,770-square-foot retail property at 1171 N. Tustin St. in Orange. Brenton Baskin and Paul Bitonti of Marcus & Millichap Real Estate Investment Services represented the seller.

LEASES

Ahern Rentals leased a 61,155-square-foot space at 1295 W. Lambert Road in Brea. Ahern plans to consolidate operations from Irwindale and Santa Ana into the facility. The value of the three-year lease wasn’t disclosed. Chris Migliori of Daum Commercial Real Estate Services represented the tenant. Steve Young, Ian Britton and Brian Cole of CB Richard Ellis Group represented landlord Krystal Enterprises LLC.

Chambers Group leased 12,695 square feet of office space at 5 Hutton Center in Santa Ana. The value of the seven-year lease wasn’t disclosed. Jerry Neitlich of In/House Corporate Real Estate represented the tenant. Richard Essen of Orion Property Partners represented landlord Maguire Properties Inc.

Intervention Center for Early Childhood leased 10,300 square feet of space at 16269 Laguna Canyon Road in Irvine. The value of the five-year lease wasn’t disclosed. Dave Willis and Colleen Hostetter of Cresa Partners LLC represented the tenant. Michael Wood of Sares-Regis Group represented landlord Irvine Oaks Realty Holdings.

Self & Bhamre leased 2,250 square feet of office space at 4400 MacArthur Blvd. in Newport Beach. The value of the 3.25-year lease wasn’t disclosed. Dave Willis and Colleen Hostetter of Cresa Partners represented the tenant. Dean Chandler of CB Richard Ellis Group represented landlord 4400 MacArthur Inc.
