$23M for New CdM Beachfront Estate

Bayside Drive Home Counts 5 Beds, Big Boat Dock

In a sign of demand for new coastal luxury homes, a recently built 8,278-square-foot estate in Corona del Mar has sold for $23 million, in a near-record price for the Newport Beach neighborhood.

The five-bedroom, nine-bathroom home at 2209 Bayside Drive is on the bayfront, down the street from the Balboa Yacht Club.

Newport Beach-based Patterson Custom Homes delivered the home this year with design by Brandon Architects and Brooke Wagner Design.

It’s the third priciest home to ever sell in Corona del Mar, according to records from residential real estate tracker Zillow.

Janelle File and Brandon Goethals of Compass’ The File Group had the listing; Jeff Cefalia of Cefalia Real Estate represented the undisclosed buyers.

The home is on a 0.3-acre lot and first hit the market at the start of 2021 when it was under construction with an asking price of $24.9 million.

Water Dock

The home includes shared ownership of the longest private deep-water dock on the West Coast. It can accommodate approximately 100-foot and 75-foot yachts, according to brokerage materials.

A main floor of the four-level home includes a two-story atrium, an elevator and gym, while the second level includes a grand master wing that spans the entire width of the home.

The home also includes an infinity pool and spa, a 2,800-square-foot garage, a theater room and a wine cellar, while a rooftop deck touts panoramic views.

November Sales

The $23 million deal is the priciest for CdM in 2022, and the second over the $20 million mark for the neighborhood since November.

About two weeks prior to the Bayside sale, a 7,000-square-foot estate about half a mile away sold for $20.8 million.

The six-bedroom, eight-bathroom home at 2724 Ocean Blvd. previously sold in 2018 for $13 million, according to property records.

Top CDM Deals

The priciest reported home sale in Corona del Mar occurred two years ago, when 101 Shorecliff Road sold for $25 million.

The 13,000-square-foot estate, which counts five bedrooms and nine bathrooms, is on a 0.7-acre lot. It was built in 2016.

No. 2 among CdM home sales is a 7,055-square-foot home at 3725 Ocean Blvd., located on the other side of the Shorecliff home, which sold for $24 million last year.

That four-bedroom, six-bathroom home was built in 2019.
