TailoredSpace is doubling down on suburban coworking with the opening of a new location in Old Towne Orange, betting that workers still want to work in an office, just closer to home.
The Laguna Niguel-based coworking operator has opened its newest spot, an 11,830-square-foot flex workspace at 191 N. Orange St., Suite 200, in Old Towne Orange.
The site occupies the second floor of the newly built Culinary Dropout, a popular upscale gastropub owned by The Cheesecake Factory, which opened last year. It is located across the street from the headquarters of AO, one of Orange County’s top architectural firms, by billings.
“This area has always been really attractive to us,” CEO and co-founder Drew Sanden told the Business Journal. “It’s amenity-rich, highly walkable, and importantly, it has modern, flexible office options.”
Orange County’s Coworking Market
The opening comes as the coworking sector is experiencing more purposeful and intentional growth, with many operators flocking to suburban areas, according to market reports.
“Flexible workspaces are no longer expanding in every direction at once. Instead, the industry is growing with more intention, shaped by clearer demand patterns and a better understanding of what performs well over time,” according to the Q4 report by Coworking Cafe, a data and listing service for flex workspace.
In Orange County, the coworking market increased slightly from 121 spaces totaling 2.4 million square feet in 2024 to 124 spaces totaling 2.9 million square feet in 2025, according to the report.
A person using a coworking space in Orange County spends $230 to $235 per month, making it one of the most expensive markets in the U.S. along with Los Angeles and San Francisco.
The Orange Market
Founded in 2019, TailoredSpace has built a business by specifically targeting suburban markets.
The Orange office marks the company’s fifth location in Orange County and its 23rd overall, either operating or under construction, Sanden said, adding that they also have another coworking brand called SimplerSpace. The typical footprint ranges from 10,000 to 20,000 square feet.
The other Orange County spots are in Brea, Laguna Niguel, San Clemente and San Juan Capistrano. The company portfolio is about 96% occupied, said Sanden.
The newest location sits in the heart of Old Towne Orange, within walking distance of restaurants, coffee shops and Chapman University.
Sanden said the company expects to draw members from within a few miles of the Orange Plaza, as well as professionals seeking a short commute and a more social work environment.
Sanden said demand in suburban areas has strengthened since the pandemic.
“We think the future of work isn’t in the home—it’s close to the home,” he said. “People don’t want the long commute anymore, but they also don’t want to work in isolation.”
The Orange location space features natural light, a central lounge with bar seating and booths, and meeting rooms intended to encourage interaction.
Membership options range from $275 per month to private offices that can exceed $3,000, depending on size, Sanden said.
Unlike traditional office leases, TailoredSpace operates on month-to-month agreements with all-inclusive pricing.
The company also partners with landlords under management-style agreements, sharing revenue rather than paying fixed rent.
Sanden said that the model can help property owners fill large blocks of vacant space, especially as demand for traditional offices above 10,000 square feet has softened.
As geopolitical and broader economic uncertainty lingers, Sanden said one factor already influencing behavior is the rising cost of commuting.
“When gas prices go up, people look for ways to stay closer to home,” he said. “That’s directly in line with what we’ve been building.”
And as AI reshapes industries, Sanden believes the physical workplace still has a role, particularly in fostering connection.
“In a world that’s becoming more digital, people are craving real interaction,” he said.
“That’s what these spaces are designed to provide.”
