Shady Canyon Estate Sold for $10.3M

A four-bedroom and seven-bath estate in Irvine’s Shady Canyon changed hands for $10.25 million, with the new owners buying the 6,800-square-foot house at 43 Blue Heron just before Thanksgiving.

Jacqueline Thompson of Surterre Properties Inc. helped broker the sale of the custom estate in Shady Canyon. The three-level house was on the market for 179 days before it finally sold. The buyer, represented by Marcy Weinstein of Compass, bought the house at 43 Blue Heron at $1,507 per square foot and 15% below the listing price.

“The estate lives like a single-level home with a recreational subterranean level, which appeals to the buyer,” Thompson told the Business Journal. “The buyer appreciated the iconic craftmanship in this modern Spanish colonial-style architecture with today’s luxurious amenities.”

43 Blue Heron sits on 0.62 acres in one of Irvine’s most exclusive neighborhoods. Some of the estate’s features include a guest house, wine cellar and home theater.

The corner house also features a finished basement, game room, patio fireplace, outdoor grill, pool area and home office.

43 Blue Heron was built in 2004 and sold for nearly $5.2 million in December 2017. The house sold again in April 2022 for $8.2 million.

The buyer in April 2022 owned 43 Blue Heron until this year and put the house on the market for nearly $12 million on April 16. The price dropped to about $10.5 million in September before ultimately selling for $10.25 million on Nov. 26.

Several community amenities are located within the neighborhood, including a golf course, tennis courts, bicycle trail, hiking trails and playground area.

The 300-acre golfing grounds—Shady Canyon Golf Club—was designed by renowned course architect Tom Fazio and includes a 43,000-square-foot clubhouse with a 6,700-square-foot wellness center.

A “Gallery of Luxury Homes”

Homes.com describes Shady Canyon as “a canvas for an eye-catching gallery of luxury homes.” The Irvine neighborhood, due to its inland location about 12 miles from the Pacific Ocean, offers residents a combination of privacy and space.

“Buyers move here because they’re close to the coast but get more land, more space and more privacy,” Thompson said about Shady Canyon on Homes.com’s landing page for 43 Blue Heron.

The list price for houses for sale in Shady Canyon, per Homes.com, ranges from $7.6 million to $40.1 million, with the average value at $9.7 million. The average house size is 10,334 square feet, also per Homes.com.

A Slight Market Slowdown

The Orange County luxury home market, according to the most recent data released by Reports on Housing, slowed down in late November and early December.

The data, released on Dec. 10, found Orange County’s inventory of luxury homes – priced $2 million and higher – decreased from 1,096 to 991 between Thanksgiving week and the first few days of December, a 10% decline.

Reports on Housing, however, added the overall luxury home market “has improved over the last couple of months due to the stock market reaching record levels.”
