Fletcher Jones Leases New Warehouse Space in Irvine

Fletcher Jones Motorcars, owner of the top-selling Mercedes-Benz dealership in Orange County, is expanding outside of its home base.

The Newport Beach-based car dealership signed an industrial lease for 120,000 square feet at 2815 Warner Ave. in Irvine, per CoStar data.

Fletcher Jones will move into the space in June and occupy the entire building, according to CoStar.

This marks the second time in three months that Fletcher Jones sought warehouse space in Irvine.

In October, the city of Irvine approved a lease deal with Fletcher Jones. That deal was for 136,612 square feet of office and warehouse space at 18582 Teller Ave. in Irvine.

The site at 2815 Warner Ave. is a little more than three miles from 18582 Teller and five miles from the Fletcher Jones Mercedes-Benz dealership on the corner of Jamboree and MacArthur in Newport Beach.

Fletcher Jones did not confirm the intended use of the expanded space or clarify whether the lease complements or replaces its current arrangement at Teller Avenue.

“We don’t have anything to add at this time,” a dealership representative told the Business Journal.

The Warner Avenue industrial building, built on a 5.5-acre lot in 1990, is owned by Irvine Company.

Orange Courier, a delivery and logistics company, subleased the entire space at 2815 Warner Ave. for four months but moved out at the end of 2024, per CoStar. The sublease expired just before the end of the year and became available for occupancy in December 2024.

Fletcher Jones signed its triple-net lease last month, per CoStar.

Fletcher Jones Automotive Group, which operates the largest collection of Mercedes-Benz dealerships in the U.S., is the nation’s top seller of Audi and Mercedes-Benz luxury cars, according to annual sales reporting by Mercedes-Benz USA.

The Fletcher Jones Motorcars flagship dealership at Jamboree and MacArthur ranked as Orange County’s No. 1 auto dealer, with nearly $840 million in sales volume for the 12-month period ending June 30. That sales volume, however, was down 3% on a year-over-year basis.

The dealership sold 4,966 new cars and 4,756 used cars for the 12 months ending on June 30, both ranked as No. 1 in Orange County. Toyota of Orange finished second for the same period with new car sales, 4,613. Toyota of Huntington Beach ranked No. 2 in used car sales (2,702), July 1, 2023, to June 30.

Other Southern California dealerships under the Fletcher Jones umbrella include Mercedez-Benz of Ontario, Audi Beverly Hills, Porsche Long Beach and Toyota of Carson.

Fletcher Jones also operates Audi, Mercedes-Benz and Porsche dealerships in Chicago, Las Vegas and Northern California.
