OC500 2025: TOM BAINE

TOM BAINE

SOCAL DIVISION PRESIDENT

LANDSEA HOMES

WHY: Dallas-based Landsea Homes Corp. bought a pair of retail properties in Huntington Beach, totaling 6.3 acres, to build 129 townhomes. The property is Landsea’s first acquisition in Surf City.

IN THE NEWS: Landsea, which in 2023 relocated its headquarters from Newport Beach to Dallas, paid $52M for the retail properties, with plans to convert the land into a residential neighborhood called Essex + Gage, which held a grand opening in July.

QUOTABLE: “Landsea Homes experienced steady sales activity in Orange County in 2024. We currently have 10 actively selling communities across Southern California and look forward to launching sales for our newest Orange County community, Essex + Gage in Huntington Beach… We continue to see motivated homebuyers across Southern California, especially in Orange County. We remain optimistic about the new home market despite some of the current market challenges, thanks to the continued limited supply of existing home inventory.”
