Online streaming service Twitch Interactive is adding to the growing roster of gaming tenants setting up shop at Innovation Office Park, Irvine Co.’s newest low-rise office project in the Irvine Spectrum.
San Francisco-based Twitch, a subsidiary of Amazon that focuses on livestreaming video games, has signed a nearly 26,100-square-foot deal at 140 Progress, brokerage reports indicate.
The 64,587-square-foot building delivered about a year ago as part of the first phase of the campus, which spans 300,000 square feet near Sand Canyon Avenue and the Santa Ana (5) Freeway.
Irvine Co. has kicked off work on the next phase of construction, which will include seven low-rise buildings totaling 260,000 square feet.
Twitch will join another gaming company at 140 Progress: Sega of America, a Japanese video game firm that signed a 31,600-square-foot deal at the building in January. Sega occupies the first floor, while Twitch will occupy most of the second floor.
Innovation Office Park has become quite the hub for video game-related companies.
In addition to Twitch and Sega, initial tenants include Postcard Game Studio, Frost Giant Studios, and Notorious Studios.
Several other notable gaming companies, including Bandai Namco, Dreamhaven, and Tencent America, have bases within a mile of the new campus, which is a few miles from the headquarters of Orange County’s largest gaming company, Blizzard Entertainment.
Twitch launched in 2011 as a comprehensive gaming hub spun off from Justin.tv, a general interest streaming service founded by Justin Kan, Emmett Shear, Michael Seibel and Kyle Vogt in San Francisco.
Twitch, which was acquired by Amazon in 2014 for a reported $970 million, has since evolved to include broadcasts of esports competitions, music and creative content, with streamers able to monetize their platform based on their follower count and engagement metrics.
Phase 2 Underway
Records indicate Twitch is relocating to Innovation Office Park from 200 Spectrum Drive, a high-rise office also owned by Irvine Co. The company has several dozen Irvine job openings listed on its website.
Low- to mid-rise office buildings have been top of mind for companies making leasing decisions in the wake of the pandemic, brokers note.
“Innovation Office Park has done really well for that reason,” Newmark Executive Vice President Greg May told the Business Journal. “It’s a really good answer to what companies are looking for.”
The project’s first phase is about 65% leased, though not all tenants have moved in yet, Steve Case, executive vice president for Irvine Co.’s office division, told the Business Journal about a month ago.
