TRISTAR Risk Management sold an office building to Jon Alberon for $7.6 million, or $186 per square foot.

The 40,875-square-foot building is at 203 N. Golden Circle Drive in Santa Ana.

There was $500 of deferred maintenance recorded on the deal, and the seller leased the property back with a triple-net lease to last more than 10 years, according to CoStar Group Inc.

Roger Rhoades of DAUM Commercial Real Estate Services represented the buyer, and Paul Carrese of RE/MAX Estate Properties represented the seller.
