The 12,000-square-foot, two-story building is at 303 N. Placentia Ave. in Fullerton.
The buyer plans to occupy at least 51% of it while the seller leases back the remaining space for six months, according to CoStar Group.
Joseph Lising of Marcus & Millichap represented the buyer, and Sheila Alimadadian and Christopher Bloom of the same firm represented the seller.
