R.D. Olson Breaks Ground on Apartment, Hotel Project

R.D. Olson Construction has begun work on a mixed-use project described as a “social hub and cultural landmark” in Westminster’s Little Saigon district.

The Irvine-based firm, an affiliate of Bob Olson’s R.D. Olson Development in Newport Beach, said it has started the build-out of Bolsa Row, a ground-up development that will include a 200-unit apartment complex, stores, restaurants and the city’s first full-service and four-star hotel by Wyndham Hotels and Resorts.

It’s the largest commercial development to break ground in the city in several years.

RDOC is building the project at 10002 Bolsa Ave., a 6-acre lot about 5 miles from the Anaheim Resort district, on behalf of owner IP Westminster LLC. It’s at the intersection of Brookhurst Street and Bolsa Avenue.

The ownership group is backed by Joann and Bac Pham, area developers with other hotels in Garden Grove and nearby cities.

“RDOC is proud to lend its expertise in building complex hospitality projects and 40-year history of creating memorable destinations to bring Westminster a first-of-its-kind ‘live-work-play’ community that will help foster economic growth for years to come.”

Construction is slated to wrap by the end of next year.

New City Center

The five-story, 225,000-square-foot multifamily complex will have a mix of studios, one- and two-bedroom apartments; a pool and spa; fitness studio; recreation space; clubhouse; and 37,500 square feet of attached retail space for future restaurants, sidewalk cafés, shops and entertainment venues.

The hotel, meanwhile, will have 148 guest rooms, restaurants and an elevated pool deck with cabanas.

Bolsa Row will also include a 700-stall subterranean parking structure, 48,000 square feet of meeting space, an event lawn, wedding garden and “a celebration bridge that connects guests to the community’s festival street.”

“As first-generation Vietnamese-Americans with deep roots in Westminster’s Little Saigon district, my family is especially motivated to create a city center that will serve the needs of the local community,” said Jaimie Nguyen of IP Westminster.

Also involved in the project: KTGY Architecture + Planning, interior designer Cole Martinez Curtis, VCA Structural Engineering and MJS Landscape Architecture.

Other Projects

R.D. Olson Construction, founded in 1979, has several other local projects in the works, including:

• The Inn at the Mission, a 124-room boutique hotel located across from the Mission San Juan Capistrano.

• A 45,000-square-foot luxury movie theater at the San Clemente Outlets.

• A dual-branded Hilton hotel in Anaheim, with 223 total rooms operated under Hilton’s Garden Inn and Home2Suites brands, slated for completion this summer.

• The renovation of the Howard Johnson Anaheim Hotel and Water Playground in Anaheim’s Resort District. The project includes a full modernization of 91 guest rooms at the 60-year-old hotel’s second tower.
