The Properties That Top Inland OC’s Priciest List

In coastal Orange County, the stunning mansions that dot the oceanview cliffs and line the sand regularly boast list prices upwards of $7 million, $10 million and more.

A little further to the east in inland OC, homes of comparable designs and sizes may be catching up in price.

Here are three that top the list:

• 20303 Fairmont Blvd., Yorba Linda, 92886; $7 million: The priciest home in inland OC is this Tuscan estate that sits atop a sprawling 5.5 acres with 360-degree views of city lights, the ocean and Catalina Island, as well as Disneyland’s fireworks display.

Beyond the view, the 9,637-square-foot home’s other amenities include a state-of-the-art, 10-seat movie theater, billiards and poker parlor, a saltwater pool and a regulation tennis court.

• 10502 Villa Del Cerro North Tustin, 92705; $6.5 million: This palatial estate spans 1.8 acres of sculptured grounds. An entertainer’s paradise, the property features two outdoor swimming pools, a large outdoor fireplace and views overlooking all of OC.

Inside, the 10,300-square-foot main house has an eight-seat theater, a lounge with bar and an 1,800-bottle wine cellar and tasting room.

The property includes a 6,200-square-foot detached coach house with space for 30 cars.

• 416 W. Las Palmas Drive, Fullerton, 92835; $5.3 million: Hacienda Las Palmas is a study in green design. The park-like 1.3-acre property offers lush gardens, a courtyard, pool pavilion, outdoor fireplace and koi pond. Zoned equestrian, the lot has a horse enclosure that connects to bridle trails.

It was designed by Richard Hofmeister, a graduate of Taliesin, the Frank Lloyd Wright School of Architecture. The 6,849-square-foot main house was built to incorporate active and passive green design methods and is constructed of Perform Wall, an environmentally sensitive insulated concrete building material. It’s the first of its kind in OC.

Expression of Beauty

The home at1601 E. Bay Ave. in Newport Beach sold on March 23 for $12.3 million, coming in under its January list price of $13.45 million.

Designed by OC architect Don Stine, the 6,600-square-foot custom Spanish-style villa sits on a 60-foot wide, 6,355-square-foot double lot that boasts a boat slip that accommodates a 50-foot boat and two smaller boats.

There are four bedrooms and five baths in the seaside home, which features an open floor plan, 11-foot ceilings, large windows and a center courtyard that allows natural light to flow throughout.

Paul Daftarian and Sahand Zagari of Luxe Real Estate represented the seller, and Doug Echelberger of Keller Williams Realty represented the buyer.

Home Is in the Heart

On April 2, 671 Sleepy Hollow Lane in Laguna Beach sold for $10 million. Its September list price was $12.4 million.

The four-bedroom, six-bath beach house sits on a 10,019-square-foot lot, with its front yard adjacent to the Village of Laguna Beach and its backyard overlooking beaches and coves.

The cottage-style home is 6,000 square feet and boasts custom details, including furniture-quality millwork and antique heart pine floors. There’s also a library, formal dining room, a main kitchen, plus a caterer’s kitchen, a conservatory with a retractable glass ceiling, an entertainment room with pub, and a 3-D theater with display concession bar.

John Stanaland and Tyler Stanaland of Pacific Sotheby’s International Realty represented the seller, and Eliisa Stowell of Surterre Properties Inc. represented the buyer.

Rare Find

The estate at 23 Avalon Vista in Newport Coast sold on March 30, fetching $12.6 million after being listed in July for $13.95 million.

It encompasses a .38-acre lot on the front row of Pelican Crest, affording exceptional views of the ocean, as well as privacy.

The three-level home’s design blends the elegance of the European Riviera with California coastal living, with large rooms that open to outdoor spaces. The property offers terraces, shaded loggias with fireplaces, heaters and media amenities, an alfresco kitchen, eating areas, an infinity pool and a spa.

Extensively remodeled last year, the 8,661-square-foot, five-bedroom, seven-bath home offers amenities that include an elevator; a whole-house Crestron system with touch controls for all media; and security, lighting and climate controls.

The estate was listed by Rex McKown and Marcy Weinstein of Surterre Properties and bought with Eric Neff, also of Surterre.
