Orange County luxury-home clients are increasingly turning toward online sources to determine the latest in market data to help them make informed decisions about their investments in one-of-a-kind homes, according to Rick Brotherton, vice president of marketing at First Team Real Estate-Christie’s International.
National sources, such as DataQuick, Realtor.com, and Trulia, give an overall picture of national home values. OC luxury homebuyers are seeking information specific to the neighborhoods and communities where they’re considering making a purchase.
Luxury real estate firms in Orange County have created online data hubs that provide detailed information on communities, right down to the neighborhood level. First Team-Christie’s International offers Market Trends, an online residential real estate data analysis resource updated throughout the day with the latest in market data.
Teles Properties provides a free monthly micro-market report detailing luxury property trends in every Orange County community for the previous month.
The Surterre Properties real estate blog delivers Orange County real estate news and market updates on a daily basis.
“At the top end of the market, paying attention to every detail is critical to completing transactions,” Brotherton said. “Luxury buyers and sellers are always hungry for data that helps unlock value. Tools like our Market Trends are the key for them.”
Spectacular Home, Sale
Dean Lueck of First Team Real Estate-Christie’s International closed the sale of an estate at 10 Channel Vista in Newport Coast for $13.3 million, or $1,380 per square foot, an amount that bested the previous $1,250 per-square-foot record set for Newport Coast in 2006, according to Jeff Gibson with First Team Real Estate-Christie’s International, who said that’s based on an internal evaluation. The all-cash transaction closed on Aug. 27.
The six-bedroom, 7 ½-bath estate on a 0.41-acre acre lot has unobstructed ocean vistas from San Clemente to Newport Harbor and Palos Verdes.
Newport Beach-based builder Mark Falcone and Los Angeles-based architect James Magni, who was named one of Architectural Digest’s Top 100 Designers last year, collaborated to create the 9,632-square-foot home, which features custom cabinetry by Boffi, Elan electronics, Vantage lighting, Sub Zero and Miehle appliances; four fireplaces; a 1,000-bottle wine cellar; and an elevator to all three levels. The ceilings were created from Venetian plaster and open to travertine terraces and balconies with 180-degree views.
Lueck represented the seller, and Heather Hosto of Keller Williams Realty represented the buyer in the record-breaking transaction. The home was initially listed in December for $14 million.
Cali Dream Comes to Life
The 5,300-square-foot California Modern oceanfront home at 267 Crescent Bay Drive in Laguna Beach sold on Aug. 27 for $10.2 million, under its $10.9 million June list price.
The two-bedroom, four-bath home is nestled on a 0.31-acre, clifftop lot in Crescent Bay and has unobstructed panoramic ocean views from its rooftop deck.
The three-level home has a wine cellar, media and music room, den, atrium, and gym among the many rooms. The outdoor areas are professionally decorated with plants that lend a tropical feel to the home, as well as add privacy.
John M. Veytia of Windermere Real Estate represented the seller and buyer.
Rebuilt Beauty
A recently remodeled, Mediterranean-style, Linda Isle bayfront home at 27 Linda Isle sold on Aug. 28 for $7.2 million, coming in under its April asking price of $7.9 million.
The 5,057-square-foot home has three bedrooms and five baths and sits on a 5,580-square-foot lot. Evan Corkett of Villa Real Estate represented the seller, and William Shattuck of Pacific Landmark Inc. represented the buyer.
The home, originally built in 1968, was completely redesigned and rebuilt in 2012 by Costa Mesa-based architect Sydney Head and Hilton Builders. Interior designer Patricia Hilton crafted an interior to reflect the architecture, which includes limestone flooring and fireplaces, distressed wood doors, maple cabinetry, and granite counters. All of the furniture was included in the purchase price.
The lower level floor plan includes a galley kitchen with top-of-the-line appliances, a paneled library with coffered ceilings, a powder bath, and a two-car garage. Outside, there’s a bayside patio, and a private pier and slip for a boat up to 57 feet.
