Newport Beach Heats Up With April Luxury Transactions

April showers bring … sales—at least in Newport Beach.

The affluent community encompasses just over 53 square miles and includes the communities of Balboa Peninsula, Corona del Mar and West Newport, among several others.

Nine multimillion-dollar home sales closed there last month. The biggest of them was nearly $7 million, a Cliffhaven Spanish Colonial Revival at 721 St. James Road.

Newport Coast accounted for much of the activity with six luxury sales for the month.

The ocean-view estate at 8 Coral Ridge in the Marina Hills neighborhood, represented by Rex McKown and Marci Weinstein of Surterre Properties, fetched $17.6 million.

Recalls State’s Golden Age

The Spanish Colonial Revival home at 721 St. James Road in Newport Beach combines an architectural style from a bygone era with the amenities of modern living.

The 8,159-square-foot home sold April 24 for $7 million, under its February list price of $7.5 million.

It stretches across a 22,000-square-foot parcel that’s actually two adjacent lots.

There are five full baths and five bedrooms, plus a powder room.

Among the home’s many rooms are a formal dining room, paneled den, a gym, butler’s pantry, maid’s quarters, and a chef’s kitchen with an eating area.

The traditional palette includes walnut floors, marble baths, paver tile, and French doors.

It also has a fire and smoke detection system, a security system, fire sprinklers and an alarm system.

Elizabeth Thamer of Villa Real Estate represented the seller, and Nicole Ferguson, a licensed agent with Rick Thompson Construction, represented the buyer.

Mediterranean-Style

Newport beach-based award-winning architect Brion Jeanette designed the four-bedroom, 4 ½-bath home at 15 Shoreline in Newport Coast.

Laguna Hills-based Henry West Designs created the home’s interior, which has views of the ocean, Catalina Island and a golf course.

The 6,800-square-foot, Mediterranean-style home, located on the 13th fairway of Pelican Hill resort and sitting on a 0.31-acre lot, sold on April 22 for $6.25 million, under its March asking price of $6.95 million.

It features wood paneling, moldings and millwork throughout. A palette of finish materials includes solid mahogany windows and doors, stone fireplaces, custom cabinetry, limestone, cherry hardwood floors, leaded glass, hand-painted ceilings and murals, Venetian-plastered walls and marble flooring.

The home also has an exercise room and a temperature-controlled, subterranean wine room.

Steve High of Villa Real Estate represented the seller, and Stephanie Argyros of Arnel Estates handled the transaction for the buyer.

Ready for Royalty

The castle-inspired estate at 3292 Venture Drive, on the point of Trinidad Island in Huntington Beach, offers a unique style reminiscent of England in the Middle Ages, complete with four turrets and an all-stone exterior.

It sold on April 22 for about $4.5 million, under its June asking price of $5 million.

The 6,739-square-foot custom home has four bedrooms, four full baths and two powder rooms. It includes a chef’s kitchen with French doors that open to an outside eating area; a great room with a curved wet bar, a 200-gallon aquarium and a fireplace; and a library with a secret panel that leads to a stone-walled wine-tasting room.

Other features include a Euro Cave wine cabinet, a dumbwaiter in the pantry, and solid raised-panel arched doors throughout the home. The ceilings in several rooms are mirrored, and the den’s ceiling is modeled after an inverted boat.

The home’s 10,019-square-foot lot overlooks the channel and is landscaped with palm trees.
