Luxury Homes Sales Blossom First 2 Weeks of April

Luxury home sales blossomed in the first two weeks of the month, with 11 above the $4 million mark between March 31 and April 15.

Laguna Beach, Crystal Cove, Dana Point, and Turtle Rock in Irvine each had a high-end home sale; Newport Beach and San Clemente claimed two luxury home sales each; and Newport Coast boasted three such sales.

By comparison, three luxury transactions—one in Huntington Beach, one in Corona del Mar, and a ready-to-build view lot in Newport Beach—took place during the previous two weeks through March 30. Six luxury home sales closed between March 1 and 15: two in Newport Beach, and one each in Laguna Hills, Newport Coast, Laguna Beach, and Corona del Mar.

From the Highest Heights

The 13,329-square-foot estate at 8 Coral Ridge in Newport Coast, perched atop the highest point of Crystal Cove, has unobstructed views of the ocean, Newport Harbor, Catalina Island, and the Palos Verdes Peninsula.

The 7½-bath, five-bedroom home sold on April 10, fetching a sale price of $17.6 million, off its August listing price of $23.7 million.

It’s on a half-acre of professionally landscaped grounds that include a garden, covered loggia and swimming pool.

The mansion, built in 2014, has a rare 35-foot height. Floor-to-ceiling windows frame the ocean views, and electronic pocket doors open to a covered outdoor living area. The home includes a library, theater, and temperature-controlled wine cellar.

Marci Weinstein and Rex McKown of Surterre Properties Inc. represented the seller, and Danny Huynh of National Broker Group worked on behalf of the buyer.

Landmark Lifestyle

The five-bath, four-bedroom estate at 2099 Ocean Way in Laguna Beach, constructed in 1931, is considered a Laguna Beach landmark.

It sold on March 31 for $10.5 million, under its March list price of $11.9 million.

The meticulously rebuilt, 5,200-square-foot, three-level home is perched on a promontory over the ocean and affords unobstructed ocean, coastline, Catalina Island, and white-water views from virtually every room.

The 7,275-square-foot lot sits above the sands of Woods Cove, accessible from a private staircase.

Rod Daley of Coldwell Banker Previews International provided the listing, and Cynthia Fleming of Realty One Group Inc. represented the buyer.

Next to Western White House

The 12,600-square-foot home at 4080 Calle Isabella in San Clemente is on nearly an acre lot next to the historic house once known as the Western White House, which is on the market for $75 million and at present is owned by retired Allergan Inc. founder Gavin Herbert Sr. Before Herbert, it was former President Richard Nixon’s home.

The Calle Isabella estate sold on April 6 for $7.75 million, under its June asking price of $8.9 million.

It includes six bedrooms and nine baths, a private reading room, library, sauna and gym. Every room that faces west has an ocean view.

The grounds have a professionally landscaped yard, multiple outdoor living areas, flower gardens, a lap swimming pool, and a separate 600-square-foot pool house with its own bathroom.

Echo of Tuscany

Jacqueline Thompson of Surterre Properties represented the seller, and Katie Rollins of Surterre worked on behalf of the buyer of the Tuscan-style estate at 42 Echo Glen in Irvine.

The seven-bedroom, seven-bath home, encompassing 7,538 square feet and sitting on half an acre of canyon-view property, sold on April 7 for $6.5 million, under its February list price of $6.8 million.

The Shady Canyon home features a private courtyard, a detached guest suite, game room, wine cellar, and a swimming pool and spa. There are disappearing floor-to-ceiling doors throughout, and custom paint and rough-hewn beams help create a Tuscan feel inside.

Perfectly Private

The six-bedroom, seven-bath, 4,000-square-foot Mediterranean home at 1 Coral Cay in Newport Coast is nestled on a half-acre ocean-view lot.

It sold on April 6 for $5.6 million, under its January list price of $6 million.

Professional landscaping creates a sense of peace and privacy, and the grounds feature used-brick patios and walkways, a fireplace, a built-in barbeque, fruit trees and vegetable garden. The home boasts views of the Pacific Ocean, Catalina Island and the adjoining hills.

The property includes a casita, as well as a guesthouse at the rear of the property with its own kitchen.
