Breaks Ground on Fountain Valley Multifamily Project

Work remains steady for Irvine-based R.D. Olson Construction, with two new residential projects recently launched in Fountain Valley and Santa Monica.
Both projects are part of a larger push into affordable housing for the general contractor, which is best known for its hotel work for affiliate R.D. Olson Development and other hotel developers, but also has an extensive portfolio of retail, office, restaurants, resort and education work, among other property types.
It is currently building about 300 units across five developments in Los Angeles and Orange County.
Locally, the firm broke ground last month on Prado Family Homes, a 50-unit, five-building community at 16790 S. Harbor Blvd. in Fountain Valley.
“Southern California is facing an extreme housing shortage, and projects like Prado Family Homes are essential in providing more affordable housing options for area families,” said Bill Wilhelm, president of R.D. Olson Construction. “R.D. Olson Construction has robust experience building market rate and affordable housing projects throughout California of various size and complexity.”

Partnership
The nearly $30 million project, on a former recreation vehicle and boat storage lot, is the company’s third multifamily partnership with Irvine developer Related California and is expected to wrap construction early next year.
It will include one-, two- and three-bedroom units ranging from 500 to 1,000 square feet.
Community amenities include a community kitchen, laundry room, workout equipment, barbecue areas and covered parking.
R.D. Olson and Related California are partnering with DNA Architecture + Design and Mannigan Design on the project, which is reported to be the first development of its type in Fountain Valley in 16 years.

LA Projects
In Los Angeles, R.D. Olson has four projects underway, most recently breaking ground on the 73-unit Las Flores Santa Monica.
The 94,000-square-foot affordable housing community also includes one-, two- and three-bedroom units over a below grade parking garage.
R.D. Olson Construction is partnering with developer Community Corporation of Santa Monica and architect DE Architects on the project.
R.D. Olson’s other affordable projects under construction in Los Angeles include Amani Apartments, a 54-unit affordable community catering to seniors; the 43-unit Chesterfield Apartments in South Los Angeles; and Lamp Lodge, an 82-unit affordable housing community in Downtown L.A.
