SimplerSpace Opens Coworking Space in Foothill Ranch

Second Orange County Location is 17,000 Square Feet

A new coworking space has opened in South Orange County, as SimplerSpace debuted its latest location in Foothill Ranch.

The 17,000-square-foot coworking space at Foothill Plaza is Placentia-based SimplerSpace’s second location in Orange County and fourth overall. The company’s other coworking spaces are in Chino, Carlsbad and Placentia.

SimplerSpace, a sister company of TailoredSpace, opened the Foothill Ranch location due to demand, according to the company’s co-founder.

“There is a great deal of new residential construction surrounding our project, including Baker Ranch, which is adding to the local population and further driving demand for this type of coworking product,” SimplerSpace Co-Founder Drew Sanden said in a statement.

The Foothill Ranch coworking space, located at 27422 Portola Pkwy., Suite 200, offers 32 office suites, 16 dedicated desks, conference rooms and a training room. Also at Foothill Plaza are retailers such as Orange Theory, Starbucks, Wahoo’s and several other dining options. Foothill Plaza is also close to the 241 freeway.

SimplerSpace, which specializes in small office footprints in suburban areas, takes over an office space previously occupied by Tennessee-based Kaiser Aluminum, a manufacturer of semi-fabricated products for the aerospace, automotive, engineering and packaging industries.

CBRE’s Allison Kelly and Gregg Haly represented the landlord, Canon Property Holdings LLC. SimplerSpace was represented by CBRE’s Garrett Ellis.
