An undisclosed buyer paid $10.5 million to 20102 SW Birch LLC for a 52-unit apartment complex, Las Casitas Garden Apartments, at 20102 Southwest Birch St. in Newport Beach. It sold for $202,885 per unit at a 5% capitalization rate. Michael Lawrence, Joseph Berkson, Kevin Struve and Eric Chen of Marcus & Millichap Real Estate Investment Services Inc. represented both parties.
Pacific Foods Inc. paid $4.9 million to LST Properties LLC for a 28,510-square-foot industrial building at 3431 W. Carriage Drive in Santa Ana. The building sold for $175 per square foot. The buyer will occupy the property. Chris Migliori of Daum Commercial Real Estate Services represented the seller. Andrew Friedman of Industrial Properties represented the buyer.
An undisclosed buyer paid $1.5 million to an undisclosed seller for a 12,000-square-foot industrial building at 8351 Katella Ave. in Stanton. The building sold at just more than a 6% capitalization rate. Kevin McNeil and Karen Munroe of Studley Inc. represented both parties.
Birtcher Enterprises LP paid $1.1 million to an undisclosed seller for a 3,408-square-foot medical office building at 23695 Birtcher Drive in Lake Forest. Judy Belland of Exit Elite Properties represented the buyer. Brian Hughes of Lee & Associates Commercial Real Estate Services Inc. represented the seller.
LEASES
California Gymnastics leased a 12,800-square-foot industrial building at 444 W. Katella Ave. in Orange. The two-year lease is valued at $200,000. Chuck Hardy and David Williams of Lee & Associates represented landlord Metro Court LP. Tom Mulrooney of Ashwill Associates represented the tenant.
BP Media Group Inc. leased 8,690 square feet of office space at 17993 Cowan in Irvine. The value of the three-year lease wasn’t disclosed. Cameran Lindee of CB Richard Ellis Group Inc. represented the tenant. The landlord is Olen Commercial Realty Corp.
Ivize leased 4,500 square feet of space at 2030 Main St. in Irvine. Terms of the lease weren’t disclosed. Ivize provides legal services. Kevin Mitchell of Cresa Partners LLC represented the tenant. John Weiner of CB Richard Ellis Group represented landlord State Teachers Retirement System of Ohio.
Digital Performance Inc. leased 4,000 square feet of office space at 4701 Von Karman Ave. in Newport Beach. The three-year lease is valued at $356,203. Dennis Potts of Jones Lang LaSalle Inc. represented the tenant. Dave Bueche and Roger Niez of Sperry Van Ness represented the landlord, Signature Services.
Import Auto Service leased 2,000 square feet of industrial space at 17242 Gothard Ave. in Huntington Beach. The three-year lease is valued at $74,600. Patrick Sharples of Cox Commercial Inc. represented the tenant and landlords Frank and Helen Merenda.
Anh Nguyen and Heng Chea leased a 618-square-foot office space in the Seaview Plaza at 20422 Beach Blvd. in Huntington Beach. The 12-month lease is valued at $10,753. Tommy Bang and Roger Niez of Sperry Van Ness represented the tenants and landlord Investors Trust Realty Group Inc./Seaview Plaza Inc.
