Private investor John Nguyen paid $6.6 million to Fountain Valley Plaza Co. for a 36,773-square-foot retail center at 16121 to 16181 Harbor Blvd. in Fountain Valley. Tow truck operator Metro Pro Road Services Inc. paid $3.8 million to Burtin Corp. for a 27,580-square-foot industrial building at 2550 S. Garnsey St. in Santa Ana. Bob Griffin of Lee & Associates Commercial Real Estate Services Inc. represented Metro Pro. Phil Cohen of CB Richard Ellis Inc. represented the seller.
John R. Saunders paid an estimated $2.5 million to Zen Labs for a 35,654-square-foot research and development building at 17672-B Cowan Ave. in Irvine. Phil Cohen and Dave Desper of CB Richard Ellis Inc. represented both parties.
Orange-based Budget Blinds Inc. paid $2.4 million to Douglas Rossman for a 25,200-square-foot industrial building at 1927 Glassell St. in Orange. Chris Migliori, Joe Williams and Mike Merk of DAUM Commercial Real Estate Services represented both parties.
Centennial Professionals LLC paid $1.4 million to Benn & Associates for a 7,391-square-foot office building at 335 Centennial Way in Tustin. Steven Ehrich and Suzanne Richie of Charles Dunn Co. represented both parties.
LLL & S; paid $450,000 to Max Affiliates for a 3,379-square-foot office building at 150 N. Feldner in Orange. LLL & S; is relocating from Tustin. John Bosko and Robert Brandt of NAI Capital Commercial Real Estate Services represented the buyer. Mike DiPeppino of Voit Commercial Brokerage represented Max Affiliates.
LEASES
Chicago’s LaSalle Bank Corp., part of ABN AMRO Holding NV, leased 25,000 square feet of space at 1842 Barranca Parkway in Irvine to store records. The five-year deal is valued at $1.1 million. Tom West and Dave Desper of CB Richard Ellis represented landlord Western States Technologies Inc. Kevin Turner of Colliers Seeley International Inc. represented LaSalle Bank.
Diversified Title & Escrow Co. leased 18,955 square feet of office space at 222 S. Harbor Blvd. in Anaheim. The five-year deal is valued at $1.7 million. Robert Garey and Bob Alperin of Cushman & Wakefield Inc. represented the tenant. Tina LaMonica of landlord Arden Realty Inc. represented her company along with David Giglio of Grubb & Ellis Co.
Kasdan Simonds Riley & Vaughan LLP renewed its lease for 16,542 square feet at 2600 Michelson Drive in Irvine and expanded by 3,483 square feet. Terms weren’t disclosed. Mike Dorsey of Grubb & Ellis represented the tenant. Landlord Equity Office Properties Trust was represented by Tim Marchal.

Environmental and natural resource management consulting firm Jones & Stokes renewed its lease for 6,185 square feet of office space and expanded by 2,397 square feet at 17310 Redhill Ave. in Irvine. Terms weren’t disclosed. Jacob G. Stickel and Dean Chandler of CB Richard Ellis represented the tenant. Landlord Equity Office Properties Trust was represented by Mark Valentine.
Aaron’s Sales and Lease Ownership leased 7,350 square feet of retail space at Bristol Warner Marketplace in Santa Ana. Financial terms weren’t disclosed. Brad Pearl and Darren Bovard of NewMark Merrill Cos. represented Bristol Warner Marketplace. Vic Montalbo of Epsteen & Associates represented the tenant.
Ventura-based Affinity Bank leased an additional 4,599 square feet at 3187 Redhill Ave. in Costa Mesa. The expansion brings the current space to 11,856 square feet in a five-year deal valued at $400,000.
