SALES


An undisclosed buyer paid $1.5 million to Shasta Tire & Rubber Inc. for a 12,319-square-foot industrial building at 5401 Business Drive in Huntington Beach. Darin McDonald and Ted Sawyer of Lee & Associates-Newport Beach Inc. represented the seller.

Computer Liquidation Center paid $1.5 million to an undisclosed seller for an 11,434-square-foot industrial building at 5332 Industrial Drive in Huntington Beach. The building sold for $130 per square foot. The buyer previously occupied the property as a tenant. Tyler Pollock of Burke Real Estate Group represented both parties.

Hakan and Sarah Hammerstrom paid $321,100 to PMR Partnership for a 1,473-square-foot industrial building at 17702 Metzler Lane in Huntington Beach. Chuck Hardy of Lee & Associates-Orange Inc. represented both parties.


LEASES


SouthCoast Foundation leased 29,000 square feet of space at 2727 Campus Drive in Irvine. The tenant is a nonprofit foundation that coordinates community activities. The new facility will house a church, preschool and counseling center. The 10-year lease is valued at $4.2 million. Joe Bevan of Jones Lang LaSalle represented the tenant. Brian Garbutt of Lee & Associates-Irvine Inc. represented landlord Greenlaw Partners LLC.

Children’s Hospital of Orange County leased a 10,000-square-foot industrial building at 810 W. Collins in Orange. The five-year lease is valued at $405,455. David Williams of Lee & Associates-Orange represented landlord Antoyan Investments. Sonya Dopp-Grech also of Lee & Associates-Orange, represented the tenant.

Egg Whites International leased a 7,858-square-foot industrial building at 620 W. Freedom Ave. in Orange. The five-year lease is valued at $320,000. David Williams of Lee & Associates represented the tenant and the undisclosed landlord.

Kaseya International Ltd. subleased 7,665 square feet of space at 25 Enterprise in Aliso Viejo. The value of the 2.6-year lease wasn’t disclosed. James Sladack and Jeff Foster from Newmark Knight Frank represented sublessor Lennar Corp. Don Yahn, Brett Swartzbaugh and Jason Ward of Cushman & Wakefield Inc. represented Kaseya.

Plus Diagnostics subleased 5,300 square feet of space at 26061 Merit Circle in Laguna Hills. The value of the two-year lease wasn’t disclosed. The subtenant operates as a commercial anatomic pathology laboratory. Jonti Bacharach of Cresa Partners LLC represented Plus Diagnostics. Ross Bourne of CB Richard Ellis Group Inc. represented sublessor Verdezyne.

Telespan Network Services Inc. leased a 1,749-square-foot office space at 1748 W. Katella Ave. in Orange. The value of the yearlong lease wasn’t disclosed. Marshal Vogt of Lee & Associates-Orange represented the tenant. Matt Didier of Grubb & Ellis Co. represented landlord KCC LLC.
