Pinnacle Resources LLC paid $3.9 million to South Coast Senior Partners LP for the 60-unit Casa Pacifica Activa Senior Apartments at 2201 S. Pacific Ave. in Santa Ana. Raj Dewan of Marcus & Millichap represented both parties.

Malden Terrace LLC paid $2.1 million to Ed Raymond for the 30-unit Malden Terrace Apartments at 1000 to 1018 S. Malden Ave. in Fullerton. Jonathan Mitchell of Marcus & Millichap represented Raymond.

Turner Development Corp. sold the 9,566-square-foot Bushard Center at 16919 to 16953 Bushard St. in Fountain Valley to a private investor for $1.1 million. Joey Escoboza and Scott Hook of Marcus & Millichap represented the buyer. Michael Lawrence and Marcus Agoritsas of Marcus & Millichap represented Turner Development.

B.U. Group paid $5.3 million to Shone/Maltzman Trust for a 54,275-square-foot La Mirada shopping center anchored by 99 Cent Only Stores. Nicholas Coo of Faris Lee Investments represented B.U. Group. Nicholas Coo and David Lee of Faris Lee represented Shone/Maltzman.

Mohmmad & Nasima Karim Living Trust paid $2.2 million to CMD Florence Avenue Partners LLC of Newport Beach for a 26,880-square-foot industrial building in Santa Fe Springs. Jim McFadden of Grubb & Ellis represented the Karim Trust. Steve Sprenger, LR Sanders and John Hollingsworth of Grubb & Ellis represented CMD.

Carnegie Construction Co. sold five Capistrano Business Park industrial buildings totaling 70,088 square feet to Burke Real Estate Group in Santa Ana for more than $6.2 million. Four of the buildings in San Juan Capistrano already are leased. A vacant 17,256-square-foot building is set to be refurbished prior to sale. Mike Baker and Guy LaFerrara of Lee & Associates’ Irvine Spectrum office represented Burke Real Estate Group. John Sullivan of Lee & Associates’ Irvine Spectrum office represented Carnegie Construction Co.

Costa Mesa-based developer, Donahue Schriber purchased the 107,239-square-foot Windmill Marketplace in Clovis from Canyon/Cahan/Clovis LLC for $9.1 million. Donahue Schriber plans to build two additional pads on the property. Scott Negri of Commercial Retail Association represented Donahue Schriber. Pete Orlando of Fortune Associates represented Canyon/ Cahan/Clovis LLC.

San Mateo-based Glenborough Realty Trust paid $26.5 million for the 106,902-square-foot LNR Newport Plaza at 895 Dove St. in Newport Beach acquired from Western Regional office of Lennar Partners, a subsidiary of Miami-based LNR Property Corp. Steve Mooradian and Joe McKay of Lee & Associates represented Glenborough Realty Trust. Gregg Herbert, Jeff Hanson, Mike Dorsey and Dave Kinney of Grubb & Ellis’ Newport Beach office and Bill Smith of Lennar Partners represented Lennar Partners.

Burke Calle Perfecto LLP, Santa Ana, acquired two industrial buildings totaling 52,677 square feet in Capistrano Business Center in San Juan Capistrano from Capistrano Associates for more than $4.4 million. Mike Baker and Guy LaFerrara of Lee & Associates’ Irvine Spectrum office represented Burke Calle Perfecto LLP. John Sullivan of Lee & Associates’ Irvine Spectrum office represented Capistrano Associates.

Oxford Spectrum LLC and Barents Sea LLC bought seven free-standing industrial buildings in South County from Viking Investors LLC. Jan-Erik Palm of Spectrum Commercial Inc. represented all parties in the transaction. Oxford Spectrum LLC is a joint venture between Aliso Viejo-based Spectrum Commercial Inc. and Corona Del Mar-based Oxford Homes.

Pureline Treatment Systems Inc., a maker of water purification systems, leased a 13,312-square-foot industrial facility at 25612 Commercentre Drive in Lake Forest from California Rosen LLC. The three-year contract was valued at $500,000. Tim Arguello of Lee & Associates’ Irvine office represented Pureline Treatment Systems. Jan-Erik Palm of Spectrum Commercial Inc. represented California Rosen LLC.
