Rexford Industrial LLC paid $13.1 million to Red Gum Associates for a 187,000-square-foot industrial building at 601 W. Dyer Road in Santa Ana. The building is on 8.4 acres. Kevin Turner, Casey Immel and Mike Hartel of Colliers Seeley International Inc. represented both parties.

Terrible Herbst Motorsports LLC, part of Las Vegas-based Herbst Gaming Inc., paid $6 million to Burke Commercial Development for a 44,995-square-foot industrial building at 14422 Astronautics in Huntington Beach. The Herbst family has a second home in Orange County. Darin McDonald, Ted Sawyer, Frank Adler and Jeff Hirch of Lee & Associates Commercial Real Estate Services represented the buyer. Brian DeRevere and Bob Goodmanson of CB Richard Ellis Group Inc. represented the seller.

Hamilton Airway LLC paid $5.9 million for a 35,190-square-foot office building at 2800 Saturn St. in Brea.

An undisclosed buyer paid $5.3 million to an unnamed seller for the 15,526-square-foot Buena Park Center at the northwest corner of Beach Boulevard and Stage Road in Buena Park. The shopping center is full. Jeremy S. McChesney of Hanley Brown Group represented both parties.

An undisclosed buyer paid $4.6 million to Team Construction for a 16,490-square-foot retail building housing a Leed’s Mattress at 19431 Beach Blvd. in Huntington Beach. Joe Caffaso at Star Real Estate of Huntington Beach represented the buyer. Eric P. Wohl of Hanley Brown represented the seller.

Full House Enterprises LP paid $3.9 million to East Village LLC for the 26,088-square-foot flex-tech building at 1954 Placentia Ave. in Costa Mesa. Pat Scruggs of CB Richard Ellis represented the buyer. Alan Pekarcik and Dan Vittone of Voit Commercial Brokerage LP represented the seller.

Vybe Inc. of Huntington Beach leased 24,330 square feet of industrial space at 11150 Dana Circle in Cypress. The five-year deal was valued at $1.1 million. Kirk Cole of Grubb & Ellis Co. represented the tenant. Sam Chu of CB Richard Ellis represented landlord Cypress Land Co.

Conquest America Inc. leased 20,067 square feet of office space at 200 W. Santa Ana Blvd. in Santa Ana. The six-year deal is valued at $2.7 million. Adam Boskovich of Orion Property Partners Inc. represented the tenant. Gil Marrero of Voit Commercial Brokerage represented landlord Birtcher Anderson Realty LLC.

Taskport Inc. leased 15,154 square feet of office space at The Plaza at 17011 Beach Blvd. in Huntington Beach. The five-year lease is valued at $1.9 million. Ron Blakeslee of GVA Daum represented the tenant. Steven Hogberg and Matthew Hammond of Coreland Cos. represented landlord First Huntington Center LP.

Palpilot SC Corp. leased 9,087 square feet of office space in the Warner Redhill Business Park at 15991 Red Hill Ave. in Tustin. The five-year deal is valued at $950,000. Gary McArdell and Tom Taylor of Grubb & Ellis represented the tenant. Nick Spatafore of CB Richard Ellis represented landlord Redhill Investments LLC.
