Newport Beach-based Professional Real Estate Services Inc. paid $18 million to LNR Partners Corp. for a 64,849-square-foot office building at Koll Center at 4340 Von Karman Ave. in Newport Beach. Jon Nesbitt, Bob Griffith and Kevin Shannon of Grubb & Ellis Co. represented the buyer. LNR represented itself.

An undisclosed buyer paid $10.2 million to Cams Properties No. 2 LLC for the 54-unit Spring Lake Apartments at 729 S. Knott Ave. in Anaheim. Joseph Berkson and David Levy of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

VMV-1 LLC paid $7.7 million to Stadium West Business Center LLC for a 9,784-square-foot industrial building at 2230 E. Winston Road in Anaheim. Steve Crane of Ashwill Associates represented the buyer. Voit Commercial Brokerage LP represented the seller.

The Richman Family Trust paid $4.3 million to MP Property Partners for a 29,753-square-foot office building at 520 N. Brookhurst St. in Anaheim. David Cox of Ashwill Associates represented the buyer. Steve Economos and Geoff Dewolf of NAI Capital Commercial Real Estate Services represented the seller.

Whiteroad LLC paid $3 million to J.W. Irvine LP for a 33,942-square-foot industrial building at 2652 White Road in Irvine. Andrew Friedman of Industrial Properties represented the buyer. Jedd Zaun of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

First Street Medical Building Inc. paid $2.58 million to the Michael E. and Janice E. Dolan Living Trust for a 12,312-square-foot office and medical building at 1076 E. First St. in Tustin. Greg Ozimec of Spectrum Real Estate represented the buyer. Chris Barnett of Lee & Associates represented the seller.

An undisclosed buyer paid $1.35 million to an unnamed seller for the six-unit Sycamore Street Apartments at 7812 Sycamore St. in Huntington Beach. Robert Briggs of Desert Sea Real Estate represented the buyer. Shawn Nejad of Sperry Van Ness represented the seller.

Doctors Michael and Chaulinh Mai paid $1.2 million to Oaktree Holdings LLC for Franklin Hall, a 5,250-square-foot office building, at 1307 S. Euclid St. in Anaheim. John Burke of Marcus & Millichap represented both parties.

An undisclosed buyer paid $43.9 million to South Street Center LLC for South Street Center, a 76,439-square-foot shopping center at South Street and Gridley Road in Cerritos. Martin Cohan and Joshua Levy of Marcus & Millichap represented both parties.

HQ Global Workplaces leased 21,146 square feet of office space at 333 City Boulevard West in Orange. The deal is valued at $5.9 million. Rick Sherburne, Alex Hayden and Travis Boyd of CB Richard Ellis Group Inc. represented the tenant. Mark Valentine of landlord Equity Office Properties Trust represented his company.

Lasco Fittings renewed its lease for an undisclosed amount of industrial space at 6131 Knott Ave. in Buena Park. The deal is valued at $2.6 million. Brad Gilmer, Clif Fincher, Ken Franzese and John Cassidy of Lee & Associates represented the tenant. Landlord Prologis represented itself.

Wells Fargo Bank leased 3,060 square feet of office space at The Promenade in Garden Grove. The value of the 10-year deal is $740,000. Carol Schillne of Pacific Retail Partners represented the tenant. Wilson Commercial Real Estate represented landlord Hughes Investments of Newport Beach.

Sally Beauty, a cosmetic and shampoo company, leased 1,600 square feet of retail space at the Fullerton Crossroads in Fullerton. The five-year deal is valued at $224,000. The tenant represented itself. Wilson Commercial Real Estate represented landlord Uhlmann Offices of Sherman Oaks.
