Tung Thanh Dinh paid $7.4 million to Lin Estate Inc. for a 23,536-square-foot retail building at 100 to 120 S. Harbor Blvd. in Santa Ana. The Harbor Square property includes a shopping center and a 2,772-square-foot restaurant. The property sold at a capitalization rate of less than 5%. Tom Nguyen of NAI Capital Inc. represented both parties.
Albany Synergistics paid $4.5 million to North Anaheim Associates for a 32,559-square-foot industrial building at 615 and 655 Berry St. in Brea. Mike Hefner of Voit Commercial Brokerage LP represented the buyer. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage represented the seller.
Syrian Orthodox Patriarchate of Antioch paid $2.1 million to Corporation of the Presiding Bishop of the Church of Jesus Christ of the Latter-Day Saints for a 4-acre vacant lot at 10635 N. Woodman Ave. in Mission Hills. David Knowlton and David Bauman of NAI Capital represented the seller. Knowlton also represented the buyer.
Daniel and Sandra McColl paid $2 million to the Lenk Living Trust for a 14,544-square-foot industrial building at 13063 to 13065 Park St. in Santa Fe Springs. The building sold for $137 per square foot. Luke McDaniel and Cameron Driscoll of Voit Commercial Brokerage represented the seller. Peter Pistone of InterPress Commercial Realty represented the buyer.
George O’Connell Family LLC paid $1.9 million to Victor Hugo Navarro for a 1.1-acre industrial yard at 1461 to 1463 Red Gum St. in Anaheim. Dan Berkenfield of Voit Commercial Brokerage represented both parties.
Wolin Enterprises LLC paid $1.5 million to Freeway Orangewood LLC for a 4,560-square-foot office building at 2207 W. Orangewood Ave. in Orange. Mike Boomer, Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented the seller. Boomer also represented the buyer.
Fullerton Development paid $1.3 million to GLI Kimberly LLC for a 7,247-square-foot industrial building at 1556 Kimberly Ave., No. 16 in Fullerton. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage represented both parties.

All Motion Hockey Training leased 11,045 square feet of industrial space at 27612 El Lazo in Laguna Niguel. The lease is valued at $1.5 million. Brian Childs and J.R. Williamson of NAI Capital represented landlord 27611 La Paz LLC.
Mehr & Alvandi Law Firm leased 3,068 square feet of office space at 20311 S.W. Birch St. in Newport Beach. Brian Garbutt of Lee & Associates Commercial Real Estate Services Inc. represented the tenant. Ed Schroeder of EPS Brokerage represented landlord Pickett & Schroeder LLC.
H.O.W. Hall Inc. leased a 2,600-square-foot retail space in the Plaza de la Playa at 19092 Bach Blvd. in Huntington Beach. The five-year lease is valued at $194,064. Lee Anne Maki and Dave Bueche of Sperry Van Ness represented both the tenant and landlord Phuong Pham & Associates.
Charles Bechtloff leased a 600-square-foot office space in the Seaview Plaza at 20422 Beach Blvd., Suite 205 in Huntington Beach. The three-year lease is valued at $29,760.
