Ronald and Janis Soto bought a 16,000-square-foot industrial building at 3200 Halladay St. in Santa Ana from The Doell Family Trust for $1.3 million. Kevin Thomas and Jim Snyder of Lee & Associates’ Newport Beach office represented both parties.
Alton-Morgan Ltd. bought the 25,745-square-foot industrial building at 1 Oldfield in Irvine from Western States Technologies Inc. for $3 million. Christine Bowen and John Matus of Lee & Associates’ Irvine Spectrum office represented both parties.
Brown Associates purchased the 5.29-acre La Verne Retail Center in La Verne from F & W; Development for $5.4 million. Reza Etedali and Mehran Foroughi of Sperry Van Ness’ Irvine office represented Brown Associates. John Kiley of Kahl & Goevia represented F & W; Development.
Coast Aluminum bought a 6-acre industrial site at 10607 Norwalk Blvd. in Santa Fe Springs from The O’Donnell Group for $3.5 million. Clif Fincher of Lee & Associates’ Orange office represented both parties.

Extengine Transport Systems LLC leased a 17,920-square-foot industrial building at 1370 S. Acacia Ave. in Fullerton from Victor Valley Development Co. for $0.7 million. Kevin Chapin of NAI Capital Commercial represented Extengine Transport Systems LLC. Lee & Associates represented Victor Valley Development Co.
The county of Orange leased 39,670 square feet at 23330 and 23340 Moulton Parkway in Laguna Hills. The 10-year lease was valued at $11.6 million. The county represented itself. David Desper of CB Richard Ellis’ Newport Beach and Lin Stinson of Providence Realty Group represented the landlord.
Aliso Viejo-based Shea Properties announced that Safeway Inc. leased 52,000 square feet at The Shops at Waterford in Dublin. The 25-year lease was valued at $30 million. Construction of new a Safeway will be completed this year.
Outland Technologies leased 21,528 square feet at 17032 Murphy Ave. in Irvine from The Irvine Company. Hank Wildermuth of Available Properties Brokerage represented Outland Technologies. The Irvine Co. represented itself.
Qualtech Backplane Inc. leased 61,731 square feet at 3232 Fairview Ave. in Santa Ana from LAPCO. The eight-year lease was valued at $3.9 million.
