REAL ESTATE DEALS

SALES

Calera Investment Group paid $31.6 million to Irvine-based Western National Group for the Brookstone apartment complex at 7400 Artesia Blvd. in Buena Park. The apartments sold for $172,000 each. The 184-unit complex was built in 1977 and has a clubhouse, fitness center, pool and spa. Sean Deasy of CB Richard Ellis Group Inc. represented the seller. Calera represented itself.

Nguyen & Luu LLP paid $3.7 million to Bacchus Development for a 5,952-square-foot office building at 1120 Roosevelt Ave. in Irvine. The building sold for $625 per square foot. The price included tenant improvements. Jeffrey John Bitetti of Bacchus Development represented the seller. The buyer represented itself.

Add2Net Inc.’s Lunar Pages paid $3.3 million to RPM Investments Inc. for an 11,728-square-foot industrial building at 1360 N. Hancock St. in Anaheim. The building has 8,500 square feet of office space, with the rest devoted to a gym, batting cages and locker rooms. The building will serve as a headquarters for Lunar Pages, which is moving from La Habra. Chris Migliori of Daum Commercial Real Estate Services represented the seller. Mike Vernick of Voit Commercial Brokerage LP represented the buyer.

Robinson Development Co. paid $3 million to Marketing Brokers Real Estate for 19th Street Square, a 5,007-square-foot retail building at 600 W. 19th St. in Costa Mesa. The property sold for $609 per square foot at a capitalization rate of 5.6%. Eric Wohl of Hanley Investment Group Real Estate Advisors represented both parties.

G & M; Oil Co. paid $1.58 million to ConocoPhillips for a 987-square-foot gas station at 100 S. Beach Blvd. in Anaheim. The building was sold for $1,601 per square foot. The station has five pumps on three islands.

Deepak and Bhavna Nayar paid $1 million to Peter and Diana Yost for a 10-unit apartment building at 303 N. Bush St. in Anaheim. The apartments sold for $100,000 each. Mike Casagrande and Shane Shafer of Sperry Van Ness represented both parties.


LEASES

Horizon Communications Technologies leased a 5,408-square-foot industrial building at 181 W. Orangethorpe Ave. in Placentia. The three-year lease was valued at $141,000. Chuck Hardy and Mark Hintergardt of Lee & Associates Commercial Real Estate Services represented the tenant. Landlord Olen Properties Corp. of Newport Beach represented itself.
