SALES
Trident Properties LP and Solteros Apartments LP paid $8.6 million to RMC/Tracy LLC and Dandini 10.61 LLC for the Eastbluff Townhomes at 837 to 871 Amigos Way in Newport Beach. The 18 apartments sold for $478,000 apiece at a 3.4% capitalization rate. Steven Brombal of Hendricks & Partners represented the sellers. Gary Tolfa of Investment Property Group represented the buyers.
Bixby Knolls Carpets paid $1.5 million to Seges Partnership for a 10,053-square-foot industrial building at 1101 W. Struck Ave. in Orange. Brad Christian of Colliers International represented both parties.
LEASES
Walker Zanger leased a 60,000-square-foot industrial building at 1702 E. Edinger Ave. in Tustin. The 10-year deal is valued at $6.8 million. David McKenney of Voit Commercial Brokerage LP represented landlord SKB Cos. Saywitz Co. represented Walker Zang.
The city of Lake Forest renewed its lease for a 52,318-square-foot office building at 25550 Commercentre Drive in Lake Forest that’s served as city hall since 2003. The six-year lease is valued at $5.5 million. John Harty and Mike Coppin of Voit Commercial Brokerage represented landlord Kennedy Associates Real Estate Counsel. Brett Merz and Wayne Lamb of Cresa Partners represented the city of Lake Forest.
JDK Drilling leased 20,000 square feet of land and a 1,100-square-foot office building at 2372 N. Batavia St. in Orange. The three-year lease is valued at $259,600. JDK Drilling relocated from Covina to Orange. Chuck Hardy of Lee & Associates Commercial Real Estate Services represented JDK and landlord Santa Ana Creek Development Co.
