JC/DC Real Estate LLC paid $7.4 million to Huang Enterprises LP for a 51,738-square-foot industrial building at 1301 Santa Fe Drive in Tustin. It sold for $143 per square foot. JC/DC plans to occupy half of the building and lease the other half. Sean Ahern and Brian Garbutt of Lee & Associates Commercial Real Estate Services represented the buyer. Huang Enterprises represented itself.
Lincoln Yee paid $3.8 million to Joseph Porto for a 3,800-square-foot retail and office building at 3100 E. Coast Highway in Corona del Mar. The two-story building sold for $1,000 per square foot. Paul Bitonti of Marcus & Millichap Real Estate Investment Services represented both parties.
An undisclosed buyer paid more than $3.5 million to an undisclosed Newport Beach seller for a 4,333-square-foot retail center at 14090 to 14108 Red Hill Ave. in Tustin. The center sold for $814 per square foot. Justin Altemus of Altemus Co. represented the buyer. Eric P. Wohl and Edward B. Hanley of Hanley Investment Group represented the seller.
Group Towfiq LLC paid more than $3.1 million to Bacchus Commercial LLC for a 9,900-square-foot industrial building at 16511 Scientific Way in Irvine. The building sold for $315 per square foot. Brian Childs of NAI Capital represented the buyer.
An undisclosed buyer paid $2.72 million to an undisclosed seller for the Broadway Medical Center, a 14,400-square-foot office building at 1661 to 1673 Broadway in Anaheim. The building sold for nearly $189 per square foot. Paul Bitonti and Peter Deltondo of Marcus & Millichap represented both parties.
Jerry and Joyce Gilmore of Huntington Beach paid $1.3 million to Fernando and Karen Grassi of Santa Clarita for four apartments at 18301 Patterson Lane in Huntington Beach. The apartments sold for $325,000 each. Steve Shank of Prime Plus Funding represented the buyer. Damien Breaux of Morgan Skenderian represented the seller.
An undisclosed buyer paid $880,000 to an undisclosed seller for a 4,564-square-foot industrial building at 1211 N. Las Brisas St. in Anaheim. The building sold for $192 per square foot. Cameron Jones of Vanguard Commercial Group represented the buyer. Tom Mulrooney of Ashwill Associates represented the seller.
LEASES
Monavie LLC leased 10,739 square feet of industrial space at 525 N. Shepard St. in Anaheim. The five-year lease is valued at nearly $1 million. Lee & Associates represented the tenant and landlord Crossroads 91 LLC.
SoCool Inc. leased 3,645 square feet of flex-tech space at 12 Goodyear in Irvine. The five-year lease is valued at more than $300,000. Jerry Gardner of Hallmark Real Estate represented the tenant. Michael Hartel and Travis Haining of Voit Commercial Brokerage LP represented landlord Don Wilson Builders.
North American Title Co. leased 12,823 square feet of space at 2100 Main St. in Irvine. Terms of the seven-year lease were undisclosed. Myron Galchutt and Jeff Foster of Newmark Knight Frank represented the tenant.
