An unnamed buyer paid $4 million to an undisclosed family trust for a retail site and office totaling 12,797 square feet at 468 and 474 S. 17th St. in Costa Mesa. Paul Bitonti of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.
The Oddo Family Trust paid $3.4 million to Christian Research Institute for 23,787 square feet of land at 30162 Tomas in Rancho Santa Margarita. Jim Ridens of Ridens & Associates represented the buyer. Jeff Carr of CB Richard Ellis Group Inc. represented the seller.

Chipmaker Conexant Systems Inc. leased two towers totaling 373,447 square feet at 4000 MacArthur Blvd. in Newport Beach. The deal is part of a sale-leaseback by Conexant, which last month sold the two buildings to Newport Beach-based KBS Realty Advisors LLC for $110 million. Kevin Shannon, Scott Schumacher, Michael Moore, Paul Perkins, Lonnie Riddle, Bob Griffith and Jon Nesbitt of Grubb & Ellis represented both parties in the lease.
