SALES

BlackRock Inc. paid $60.2 million to Eagle Real Estate Group LLC for the 402-unit Crystal View apartments in Garden Grove. Moran & Co. of Chicago represented both parties.

Crown Realty & Development Inc. paid $22.5 million to Kilroy Realty Corp. for two flex-tech buildings totaling 130,000 square feet at 2501 Pullman St. and 1700 Carnegie Ave. in Santa Ana. Michael Bouma and Rob Mitchell of Voit Commercial Brokerage LP represented the buyer. Joe Hanen of Kilroy Realty and Ryan Smith of Buchanan Street Partners Inc. represented the seller.

Carmel Partners Investment Fund I LP paid $18.5 million to an undisclosed seller for the 160-unit Arbors Apartments at 111 E. Fairhaven Ave. in Santa Ana.

Voit Development Co. paid $13.3 million to Liberty Office Partners LP for a 74,404-square-foot office building at 6A and 6B Liberty St. in Aliso Viejo. Chris Deason and Dave Alderman of Voit Commercial Brokerage represented both parties.

Essex Property Management Ltd. paid $10.1 million to Commercial Ventures Inc. for the 58,185-square-foot The Waters at Creekside office complex at 2900 Bristol St. in Costa Mesa. Jeff Hanson, Ryan Gallagher, Bob Davis and Greg Puccinelli of Grubb and Ellis Co. represented both parties.

Silverado Canyon Partners LLC paid $6.4 million to Cornwell Group Inc. for the 32-unit Fairway Villas apartments at 20122 Santa Ana Ave. in Costa Mesa. Steve Heri and Peter Gillin of CB Richard Ellis Group Inc. represented both parties.

West Coast Clinical Trials Inc. paid $4.1 million to Bravante-Curci Investors LP for a 24,026-square-foot office building at 3545 Howard Way in Costa Mesa. Vince Kagawan of Pinnacle Real Estate Inc. represented the buyer. Mike Meisenbach, Brian Garbutt and Matt Moore of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

Robert and Patricia Morrisette paid $4 million to Esser Family Partnership LLP for a 49,506-square-foot industrial building at 2249 S. Yale St. in Santa Ana. J.R. Williamson of Nathan Howard Group Inc. represented the buyers. Jim Snyder and Sean Ahern of Lee & Associates represented the seller.

Mlink Enterprises paid $3.3 million to Roxy Real Estate Investments for a 13,272-square-foot office building at 1124 Bristol St. in Costa Mesa. Bob Goodmanson and Jon Marchiorlatti of CB Richard Ellis represented both parties.

Ocean Partners paid $3.1 million to Bod Trust for a 12-unit apartment complex at 535 to 545 Bernard St. in Costa Mesa. Michael Thornton of Venture Real Estate represented both parties.

Saturo Yamada paid $2.3 million to Jash Properties LLC for a 14,500-square-foot industrial building at 1891 E. Miraloma Ave. in Placentia. Steve Crane of Ashwill Associates Commercial Real Estate Services Co. represented the buyer. Allen Buchanan of Lee & Associates represented the seller.


LEASES

The Quest Group leased 44,644 square feet of industrial space at 2621 White Road in Irvine. The eight-year deal is valued at $3.9 million. John Griffin of Voit Commercial Brokerage represented the tenant and landlord Rohe Properties LLC.

Classic car dealership Raymarc Automotive Inc. leased 39,250 square feet of space at 33033 Camino Capistrano in San Juan Capistrano. John Sullivan of Lee & Associates represented the tenant. John Renken of The Renken Co. represented landlord Nichols Capistrano Associates.

Tankless water heater maker Takagi Industrial Co. USA Inc., part of Japan’s Takagi Industrial Co., leased 30,848 square feet of industrial space at 5 Whatney in the Irvine Spectrum. The six-year deal is valued at $1.8 million. Mark Jerue and Craig Fitterer of Lee & Associates represented the tenant. Greg Haly of CB Richard Ellis represented landlord Carson Cos.

Christie, Parker & Hale LLP renewed their lease for 17,347 square feet of office space at 3501 Jamboree Road in Newport Beach. The value of the five-year deal wasn’t disclosed. Royce Sharf, Michael Props, Scott Granger and Josef Farrar of Studley Inc. represented the tenant. Landlord DSL Services represented itself.

Assembly device maker Mustard Seed Technologies Inc. leased 16,800 square feet of office space in the MacArthur Santa Ana Corporate Center at 3321 Susan St. in Santa Ana. The five-year deal is valued at $667,000. Jack Hogan of Lee & Associates represented the tenant. Dave Desper and Nick Spatafore of CB Richard Ellis represented landlord MacArthur Santa Ana Corporate Center.

Blue Sky The Color of Imagination Inc. leased 7,039 square feet of office space in Warner Redhill Business Center at 15991 Red Hill Ave. in Tustin. The five-year deal is valued at $760,000. Rich Pincott and Nick Spatafore of CB Richard Ellis represented the tenant and landlord Redhill Investments LLC.
