Leed Plaza Atrium LLC paid $10.2 million to an undisclosed private investor for a 166,580-square-foot office building at 800 to 840 N. Eckhoff in Orange that’s occupied by the county of Orange. Rick Gill and Maury Panza of Collins Commercial Corp. represented both parties.
Kuve Ltd. of Bellflower paid $6.4 million to Woodman Realty Inc. of Los Angeles for the 76-unit Pampas Lane Apartments at 1631 W. Pampas Lane in Anaheim. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented Woodman Realty. Catherine Rubenstein of Colliers Seeley International Inc. represented Kuve.
Raymarc Automotive paid $4.9 million to Turner San Juan LLC for a 36,000-square-foot industrial building at 26181 Avenida Aeropuerto in San Jaun Capistrano. John Sullivan of Lee & Associates Commercial Real Estate Services Inc. represented Raymarc. Rob Socci of Voit Commercial Brokerage represented the seller.
David Cazzar paid $1.6 million to Voit Cal Portfolio Partners for a 20,000-square-foot industrial building at 12771-12781 Pala Drive in Garden Grove. Louis Tomaselli, Mitch Zehner, and Michael Bouma of Voit Commercial represented the seller. Dan Curtis of Curtis & Associates represented Cazzar.
W.L. Butler Construction Co. paid $1.6 million to Schep Properties Ltd. for a 13,727-square-foot industrial building at 7 Goodyear in the Irvine Spectrum. Jim DeRegt and Kevin Quick of Lee & Associates represented W.L. Butler, while Dean Krieger of Lee & Associates represented Schep.
Eric G. Tarr Trust paid $1.5 million to 1st American Trust for a 12,233-square-foot building at 660 W. 1st St. in Tustin. Abbot Resource Group’s Abigal Abbot Staffing Services occupies the building and is in lease talks with the new owner. Richard Shannon of Peabody & Plum represented the buyer. Dennis Dillion with MEI Real Estate Services represented the seller.
LEASES
Alliance Imaging Inc. leased 46,887 square feet at 1900 South State College Blvd. in Anaheim for nearly six years in a deal valued at $6.5 million. Cushman & Wakefield Inc. represented owner Mack-Cali Realty Corp. as well as Alliance, which is relocating its headquarters to the building from another spot in Anaheim.
Lighting maker Lumenyte International Corp. leased 33,138 square feet at 74 Icon in Foothill Ranch for five years from Opus West Corp. The deal is valued at $1.3 million. Lumenyte, whcih recently moved from the Irvine Spectrum, was represented by John Matus and Christine Bowen of Lee & Associates. Gregg Haley of CB Richard Ellis Services Inc. represented Opus West.
Newstyle Inc., a producer of infomercials and provider of other marketing services, leased 19,150 square feet at 4915-4925 E. Hunter Ave. for nearly six years in a deal valued at $722,721. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented Newstyle and landlord Catellus Development Corp.
Second Spin Inc., a a distributor of used music and video compact discs and videos, leased a 17,210-square-foot building at 1851 McGaw in Irvine for three years in a deal valued at $400,000. Gary Allen of Grubb & Ellis Co. represented the landlord, The Robinson-Dossett Partnership. Simon Dillon of CB Richard Ellis represented Second Spin.
The Lending Connection Inc. subleased 10,000 square feet from Square Soft Inc. at 949 South Coast Drive in Costa Mesa. Simon Dillion of CB Richard Ellis represented Lending Connection. Cory Napora of Resource Commercial Real Estate represented Square Soft.
First American Lending Corp., part of Santa Ana-based First American Corp., leased 9,418 square feet at 1100 Town & Country Road in Orange from Equity Office Properties Trust for five years. The deal is valued at $1.2 million. First American Lending is moving its headquarters from Santa Ana to Orange in July. Cory Napora of Resource Commercial Real Estate Inc. represented First American Lending. Jim Harper handled the deal for Equity Office.
Point Center Financial leased 8,619 square feet at 30900 Rancho Viejo Road in San Juan Capistrano’s Marbella Commerce Center. The deal is valued at $1.1 million.
