SALES

CTF4-Brookhollow LLC paid $13.8 million to Brookhollow Office Park Associates LLC for seven office buildings ranging from 11,373 to 19,364 square feet at 1510 to 1528 Brookhollow Drive in Santa Ana. Louis Tomaselli, Mitch Zehner and Rob Socci of Voit Commercial Brokerage represented both parties.

National Recreational Properties Inc. of Irvine paid $8.5 million to STM Networks Inc. for a 64,466-square-foot building at 1 Mauchly in Irvine. National Recreational, which is moving from 9 Goodyear in Irvine, plans to take up 45,000 square feet in the building and lease back 19,466 square feet to STM, a provider of satellite networking gear. Dave Travis and Trent Walker of Voit Commercial Brokerage represented both parties.

CD Video Manufacturing Inc., a replicator of CDs and videotapes, paid $4 million to SVN Equities for a 56,397-square-foot industrial building at 12650 Westminster Ave. in Garden Grove. Tom Gilmer, Bryan Miller, Darren McDonald and Ted Sawyer of Lee & Associates Commercial Real Estate Services Inc. represented both parties.

JLM Corp. paid $1.5 million to Gayle J. Johnson for two office buildings totaling 7,264 square feet at 23721 and 23725 Birtcher Drive in Lake Forest. John Sullivan of Lee & Associates represented Johnson. Gretchen Miller of Transtar Commercial Real Estate Services represented JLM.

LEASES




First NLC Financial Services Inc., a Florida-based mortgage lender, leased a three-story, 33,483-square-foot office building at 601 S. Lewis St. in Orange for more than seven years in a deal valued at $5.6 million. First NLC is moving from 1900 S. State College Blvd. in Anaheim, where it had 10,100 square feet of office space. John Harty and Michael Coppin of Trammell Crow Co. represented landlord Roger Doebke of Simplex Realty Services. Stu Betty of Studley represented the tenant.
