Real Estate Deals


Tran Medical purchased the City National Bank Building in Fountain Valley for a value of $1.1 million. The building will be remodeled to convert it to medical offices. Dave Hunsaker and Chuck Noble of Lee & Associates represented the seller, while Tarbell Realtors and Lee & Associates represented the buyer.

Showcase Properties LLC acquired a 12,500-square-foot industrial building in Huntington Beach from Vaniman Trust. Allen M. Segal of Collins Commercial Corp., Newport Beach, represented the buyer.

212 Fabricante LLC purchased a 43,260-square-foot office and warehouse building from Dynamic Builders Inc. The San Clemente property sold for $3.95 million. Bob Clippinger of Providence Realty Group Inc. represented both parties in the transaction.

A subsidiary of Pacific Industrial Partners LLC acquired a 27,000-square-foot office building in Aliso Viejo. Smyth/Osborne Companies sold the property for $3.5 million. The two-story, Class A building is fully leased to Clare Micronix, an integrated designer and fabricator of specialty semiconductor chips. Mike Austin of Sperry Van Ness represented both the buyer and the seller.


Lexani Wheel Corp., a distributor of custom wheels, leased a 29,825-square-foot industrial building in Yorba Linda from Able Corp. The company will relocate from another facility in Yorba Linda. Rick Gill of Collins Commercial represented both the tenant and the landlord in the transaction.

Lowe’s Co. leased a 13,534-square-foot office suite from the Irvine Co. for a value of $2.4 million. The firm will relocate their corporate offices from Carlsbad to the Irvine property. Chris Latta of Lee & Associates, Orange, represented the tenant.

Executive Seating Inc., dba Impact International leased a 52,745-square-foot industrial building in Industry for a value of $1.2 million. The furniture manufacturing business will relocate from Los Angeles. Lee & Associates represented the tenant and Dave Hunsaker and Chuck Noble of Lee & Associates represented the landlord.

Convenant Care Inc., a provider of senior care services, signed a lease for 20,000 square feet of office space from Carr America. The company will relocate corporate headquarters from San Juan Capistrano to the Aliso Viejo property in March 2000. The lease was valued at $1.8 million. Royce Sharf and Scott Granger of Julien J. Studley Inc. represented the tenant in the transaction. Dave Whitney of Lee & Associates represented the landlord.


Johnson Capital Group provided an $11.6 million PruEXPRESS loan to finance Industry Industrial Park “E”, in the city of Industry, on behalf of Prudential Insurance Co. of America. Majestic Realty Co., a real estate development firm based in Industry, was the borrower.
