LEASES

Santa Ana-based delivery service Orange Courier leased a 129,000-square-foot industrial building at 3731 W. Warner Ave. in Santa Ana. Terms weren’t disclosed. Orange Courier had been subleasing the space for the past four years. David Brakesman and Wade Tift of Grubb & Ellis Co. represented Orange Courier. Jeff Chiate and David Hess of Cushman & Wakefield Inc. represented landlord Harbor/DL Associates of Los Angeles.

CEH Metal Technologies Inc. subleased a 77,639-square-foot industrial building at 610 Neptune Ave. in Brea for five years. Financial terms weren’t disclosed. CEH, a sheet metal fabrication and machining company, is relocating from Anaheim. Keith Wilson and Clyde Stauff of Colliers Seeley International Inc. represented sublessor Northrop Grumman Corp. David Knowlton of NAI Capital Commercial Real Estate represented CEH.

Action sports distributor Fusion Partners subleased a 42,053-square-foot industrial building at 2970 Airway Ave. in Costa Mesa for two years in a deal valued at $450,000. Dave Desper and Nick Spatafore of CB Richard Ellis Inc. represented sublessor Chart Industries Inc., an industrial cooling products maker based in Cleveland. Steve Schloemer and Casey Immel of Colliers Seeley represented Fusion Partners.

Valley Detroit Diesel Allison, a diesel engine distributor, leased a 38,500-square-foot industrial building at 17192 Daimler St. in the Irvine Business Center in a deal valued at $1.3 million. The company is moving from Costa Mesa. Steve Schloemer, Casey Immel and Mike Hartel of Colliers Seeley represented Valley Detroit and landlord Bjarne Qval.

MTSI Inc. subleased 2,175 square feet of office space at 145 S. State College Blvd. in Brea for a year and a half in a deal valued at $78,300. Colliers Seeley represented MTSI. Tom Abel and Charles Stos of CB Richard Ellis represented sublessor Castrol North America Inc., part of Britain’s BP PLC.

Guichet Properties LLC of Costa Mesa paid $10.4 million to Granite Fullerton LLC of Irvine for the 94-unit Orangefair Village apartments at 400 W. Baker Ave. in Fullerton. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented the seller. Eric Guichet of New Dimensions Realty represented the buyer.

Mike Malley paid $3 million to TA Western LLC for a 30,250-square-foot industrial building at 10870 Kalama River in Fountain Valley. Jim Snyder of Lee & Associates Commercial Real Estate Services Inc. represented TA Western. David Knowlton of NAI Capital represented Malley.

Fair Management Co. paid $2 million to TA Western for a 20,000-square-foot industrial building at 10900 Kalama River in Fountain Valley. Jim Snyder and Jack Hogan with Lee & Associates represented both parties.

Two Newport Beach investors paid $1.4 million to an undisclosed seller for the 19-unit The Villa de Las Flores apartment complex at 510 South Flower St. in Santa Ana. The complex is full. Charlie Kennedy of Sperry Van Ness represented both parties.
