Chicago-based Waterton Associates paid $74.3 million to San Mateo-based Acacia Capital Corp. for the 406-unit Villas at Tustin Apartments on North Tustin Avenue in Santa Ana. The apartments sold for $183,004 per unit. Joe Leon, David Casper and Bruce Furniss of Hendricks & Partners represented both parties in the transaction.
Vernon Holdings LLC paid nearly $9.4 million to Wohl/Valencia LLC for a 108,398-square-foot industrial building at 1600 E. Valencia Drive in Fullerton. The two-tenant building sold for about $86 per square foot. Gregory J. Matter of Colliers International and Peter Bacci and Jeffrey Rinkov of Lee & Associates represented the buyer. Michael Lawrence of Marcus & Millichap Real Estate Investment Services represented the seller.
An undisclosed buyer paid $7.1 million to an undisclosed seller for a 22,093-square-foot office building at 2090 N. Tustin St. in Orange. The building sold for nearly $323 per square foot. Steven Economos, George Economos, Geoff DeWolf and Matt Moore of the Economos Group represented the seller.
Chapman Woods LP paid nearly $4.2 million to the Monrof Lilia Trust of Anaheim for a 24-unit apartment complex at 200 E. Chapman Ave. in Placentia. The apartments sold for about $172,917 per unit. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented both parties in the transaction.
Highland Manor LP paid nearly $3.3 million to the Monrof Lilia Trust of Anaheim for a 20-unit apartment complex at 750 S. Highland Ave. in Fullerton. The apartments sold for $162,500 each. Ken Morgan and Jay Skenderian of Morgan Skenderian represented both parties in the transaction.
TA Associates Realty paid an undisclosed amount to TIAA-CREF for a 153,682-square-foot office building in the Hutton Centre at 201 E. Sandpointe Ave. in Santa Ana. The eight-story building was 82% full at the time of sale. David Girty and Benjamin Gott of Grubb & Ellis Co. and Eastdil Secured represented the buyer.
LEASES
Specialized Marketing Services Inc. leased a 66,796-square-foot building at 3421 Segerstrom Ave. in Santa Ana. The 10-year lease is valued at more than $5.7 million. Greg Velastegui of Voit Commercial Brokerage LP represented the tenant. Dave Desper and Chip Wright of CB Richard Ellis Group Inc. represented landlord LAPCO Industrial Park.
Refrigerator Manufacturers Inc. leased 80,722 square feet of industrial space at 13767 Freeway Drive in Santa Fe Springs. The value of the five-year lease was not disclosed. The REMM Group represented the tenant. Jim McFadden of Grubb & Ellis represented the landlord, SCIF Freeway Drive LLC.
